设计协调与城市对话:南京华润置地中心双子塔项目最引人注目的特质之一是其对城市文脉的尊重和回应。项目在设计之初就考虑了与周边已建成或规划建筑的协调,特别是与罗杰斯事务所设计的200米高塔的对话。双子塔并非孤立存在,而是通过立面语言、体量关系与周边环境形成呼应。西侧立面“视窗”般的玻璃体量逐级上升,与城市界面建立起视觉联系,展现了建筑师对城市规划的深刻理解和对整体城市天际线的贡献。这种“限制中的设计”体现了在有限条件下实现建筑美学的决心,也彰显了建筑师的专业素养。

结构与表皮的融合:项目的精髓在于结构与建筑表皮的巧妙结合,尤其体现在270度景观面的设计上。传统高层建筑转角处的结构柱被巧妙地取消,取而代之的是由山墙柱支撑的、通透的玻璃幕墙,营造出开阔的视野和无障碍的景观体验。这种设计不仅提升了建筑的视觉效果,更在结构层面实现了创新。通过精细的结构设计,建筑师成功地消解了建筑表皮的边界感,让室内空间与外部环境无缝连接。同时,这种设计也对高层办公空间的设计进行了重新定义,为使用者带来了全新的空间体验,体现了对现代主义建筑理念的致敬。

成本控制下的精细化设计:在有限的预算下,项目实现了令人瞩目的高完成度,这得益于设计师对细节的极致追求和对成本的精准控制。幕墙造价被严格控制在每平方米1500元以内,但通过精细的材料选择和设计策略,建筑师依然呈现出高质量的建筑效果。例如,大堂采用夹胶超白玻璃,既降低了成本,又提升了通透感。室内采用T型精致钢立柱,在弱化体量感的同时,也承担了部分结构荷载。项目还充分利用了角部空间,实现了国内罕见的无柱大堂。这些设计细节充分体现了建筑师的专业能力和对建筑品质的执着追求,为同类项目的成本控制和设计创新提供了宝贵的经验。

1. Harmony in Diversity

The Nanjing Yuhua Land Center Twin Towers (150 meters and 120 meters) designed by Dushe have been officially completed. This is part of China Resources' comprehensive development in Yuhua District, Nanjing. Together with the 200 meter tower designed by Rogers and the 100 meter tower designed by Dushe in the adjacent park, it dominates the urban skyline of this area.. The twin towers are adjacent to the already determined 200 meter tower, and the three buildings need to be coordinated and unified. The 200 meter tower is designed with a "window" as the starting point, and the twin towers need to coordinate with it while also having their own characteristics and different costs. Therefore, this is a "design within limitations" and a painting with outlines.
1. 和而不同

由都设设计的南京雨花置地中心双塔(150 米 与 120 米)正式竣工,这是华润在南京雨花区的综合开发的一部分,它与还未建成的由罗杰斯事务所设计的 200 米塔楼以及旁边公园由都设设计的 100 米塔楼共同统领此区域的城市天际线。双塔紧邻已经确定方案的 200 米塔楼,三栋楼需要协调统一,200 米塔楼以“视窗”为设计出发点,双塔既要和其协调,又需要有自身的特点,造价也有不同,所以这是一次“限制中的设计”,也是一张有轮廓之后的画作。

By continuing the logic of block division, on the western urban interface, the glass volume like a "window" forms a staggered relationship that rises step by step, thus forming a response. The four pillars on the mountain wall stand out, supporting the glass volume from bottom to top, enhancing the highly recognizable styling relationship. The standard floor of the twin towers is controlled within 2000 square meters, and the square standard floor is used to ensure office efficiency. Therefore, there is no significant inward expansion, only partial corner cutting is made in the lobby and tower crown, which not only echoes the geometric language of the 200 meter tower, but also ensures the square and convenient use of office space.
通过延续体块划分逻辑 ,在西侧城市界面上,如“视窗”般的玻璃体量形成逐级上升的错落关系,从而形成呼应。山墙面四个柱子突显,从底到顶“支撑”玻璃体量,强化极具辨识度的造型关系。双塔标准层控制在 2000 平米以内,以方正标准层保障办公效率,因此不做大的内收,仅在大堂、塔冠做局部切角,既呼应 200 米塔楼的几何语言,又保证了办公空间的方正好用。

2. Structural Achievement of Architectural Beauty -270 degree Landscape Surface

The columns of the mountain wall are not just decorations, but a combination of structure and shape. The traditional structural columns required for corner parts are eliminated, and about 9 meters of glass interfaces are left on both sides, creating a 270 degree unobstructed landscape surface at each corner, almost eliminating the "boundary feeling" of the building's exterior.. Redefined the space for high-rise offices in Nanjing.
2. 结构成就建筑之美 —— 270 度的景观面

山墙的柱子并非只是装饰,而是结构结合造型,取消传统转角部必需的结构柱,两侧分别留出约 9 米的玻璃界面,使每层转角形成 270 度无遮挡景观面,几乎消弭建筑表皮的 “边界感”。重新定义了南京高层办公的空间。

3. Opening - Complete Glass Curtain Wall

In order to maximize the visibility of the office area and ensure the integrity of the curtain wall, the facade uses laminated insulated glass and eliminates protective railings.
. At the same time, the opening fan is set at the bottom to avoid the impact of opening on the external facade.
3. 开启 —— 完整的玻璃幕墙面

为了最大化办公区域的视野并保证幕墙的完整性,立面采用夹胶中空玻璃,取消防护栏杆。同时把开启扇设在底部,避免了开启对外立面的影响。

4. Lobby -Salute to Modernism

Mies achieved column free and free lobby in the Siegram Building by retreating from the ground floor. The authenticity of the structure and the freedom of the ground floor space make it a model of modernist high-rise buildings.. Under the dual restrictions of strict fire zoning and habitual mid tube structure in China, inward retreat often results in a small depth of the bottom space. This case combines styling and utilizes corner space to enhance its sense of depth, thus achieving a column free lobby space that is rare in China. The transparent lobby allows for communication between indoor and outdoor environments, and the setback space also demonstrates the power of structure. This kind of liberation of space is not limited to the lobby, but also exists in the available space on the refuge level.
4. 大堂 —— 向现代主义致敬

密斯在西格拉姆大厦中通过底层后退实现了大堂的无柱和自由,结构的真实性以及底层空间的自由度使其成为现代主义高层建筑的典范。在国内严格的防火分区以及习惯性的中筒结构形式双重限制下,内退往往造成底层空间进深小。本案结合造型,利用角部空间增加其进深感,从而实现了国内少见的无柱大堂空间。通透的大堂让室内外环境沟通,后退的空间也彰显了结构的力量。这种对于空间的解放不仅限于大堂,在避难层的可用空间里也存在。

5. High completion under limited cost

The design achieved high completion through precise control, within the limit of a single unit cost of no more than 1500 yuan/square meter for the curtain wall.
. Cost allocation: The standard section that occupies the main facade must be cost controlled to the maximum extent possible in order to improve the effect with better materials at the bottom and other areas close to human scale. Standard section frame type, with metal opening fan to adjust glass size (≤ 4 ㎡) and increase levels, the detachment of upper and lower units reduces the requirement for construction flatness.
5. 有限造价下的高完成度

设计通过精准控制,在幕墙单方造价不超 1500 元 /㎡的限制下,实现了高完成度。造价的分配:占主要立面的标准段要极限的将造价控制,才能在底部等近人尺度的地方用更好的材料提升效果。标准段框架式,以金属开启扇调节玻璃尺寸(≤4㎡)并增加层次,上下单元的脱离降低了对施工平整度的要求。

The lobby area is designed with laminated ultra white glass, which can reduce costs compared to insulated glass and enhance the transparency of the lobby. The interior adopts T-shaped exquisite steel columns to weaken the sense of volume on the inner side. At the same time, the refined steel bears part of the vertical load of the door bucket, thereby eliminating the steel column of the door bucket. The main entrance column is covered with approximately 9-meter-high aluminum composite panels, and a stainless steel canopy is extended between the two columns to form a rich spatial relationship. The east side of the tower is adjacent to the commercial district, and the design integrates a ground air shaft. A grille is arranged on the second floor in combination with the outdoor air conditioning unit, and the first floor is fully reserved for the commercial interface. The grille is slightly tilted to ensure the ventilation rate of the external fan while maintaining the visual perception from a human perspective.
大堂区域设计采用夹胶超白玻璃,相对中空玻璃能降低造价,同时提升大堂的通透观感。室内采用T型精致钢立柱,弱化内侧体量感。同时,精致钢承担门斗的部分竖向荷载,以此取消门斗钢立柱。主入口立柱以约 9 米通高铝复合板覆面,两柱之间外挑不锈钢雨棚,形成丰富的空间关系。塔楼东侧紧邻商业街区,设计整合出地面风井,在二层与空调室外机结合布置格栅,首层完整留给商业界面。格栅微微倾斜,在保证外机通风率的前提下,确保人视点观感。

It is unrealistic to rely solely on architectural expertise to achieve a certain level of implementation for large-scale public buildings. This project starts from the conceptual stage with coordinated design among various disciplines, with the architect taking the lead in coordinating multiple disciplines such as structure, mechanical and electrical engineering, curtain wall, and lighting. The integrated design and refined construction of the entire process not only meets the requirements of price limits, but also achieves breakthroughs in urban integration, spatial experience, and building quality, providing a reference model for innovative practices in standardized office buildings.
大型公建要达到一定的落地水准,光靠建筑专业是不现实的。本项目从方案阶段即开始各专业协调设计,建筑师牵头协调结构、机电、幕墙、泛光等多专业齐头并进 。全流程的“一体化设计,精细化营造”,既满足了限价要求,又在城市融合、空间体验与建筑品质上实现突破,为标准化写字楼的创新实践提供了可借鉴的范本。
