项目亮点:技术合作与创新突破:阡集创社区项目最大的亮点在于其展现了“顽固的市场经验与灵活的建筑学之间的技术性合作”。项目突破了传统房地产时代的设计模式,主动适应保障性租赁住房的需求,并与甲方展开了积极的互动和博弈。这种合作模式促使建筑师不再“缺位”,而是积极参与到市场销售、城市运营等多个环节。项目通过数据驱动设计决策,并以极具创新性的“小方楼”和“复式”户型为代表,在有限的空间内实现了功能多样性和居住舒适性的统一,为保障性住房的设计提供了新的思路。

设计精髓:多样化组团与空间策略:项目在设计中充分考虑了多样化的人群需求,通过“组团”的概念将基地划分为四个不同建筑组合的区域,打破了传统板式布局的单调性,营造出丰富的城市空间体验。同时,项目在户型设计上大胆创新,例如通过“复式”结构,在小面积住宅中创造出更具吸引力的居住空间。 项目注重在空间上挖掘潜力,利用租赁住宅人群的接受度,允许“贫穷和将就”的居住可能。 这种空间策略不仅提高了土地利用效率,也为不同收入水平的居民提供了多样化的居住选择。

项目意义:逆向思维与城市算法:阡集创社区项目的意义在于其颠覆了传统的城市规划和建筑设计流程,采取了“城市设计到组团设计再到建筑设计”的逆向推进模式,并将用户画像与市场定位相结合。 这种自下而上的运营理念和设计理念相结合,为保障性住房项目提供了新的范本。同时,项目也尝试通过建成的新住宅类型对影响城市建成环境的政策法规进行后评估,旨在建立更科学的城市算法,修正地产时代遗留的设计弊端,推动建筑设计朝着更合理、更人性化的方向发展,并最终促使城市环境的改善。

The practice of high purpose affordable housing will basically be divided into four iterative processes from 1.0 to 4.0 before 2025- we call Longnan Jiayuan (public rental housing) version 1.0, Lingang double restricted housing (limited price commodity housing and rental housing) version 2.0, Xuhui Binjiang Talent Apartment (relocation and resettlement housing and affordable rental housing) version 3.0, and Qianjichuang Community (affordable rental housing) version 4.0.
高目的保障性住房实践在 2025 年之前基本上分为 1.0-4.0 四个迭代过程 —— 我们称龙南佳苑(公共租赁住房)为 1.0 版本、临港双限房(限价商品房及租赁住房)为 2.0 版本、徐汇滨江人才公寓(动迁安置房及保障性租赁住房)为 3.0 版本、阡集创社区(保障性租赁住房)为 4.0 版本。

The first two projects, namely 1.0 Longnan Jiayuan and 2.0 Lingang Double Restricted Housing, were completed several years ago, while 3.0 Xuhui Binjiang Talent Apartment is still under construction due to various reasons, and 4.0 Qianjichuang Community will be basically completed by 2025. The way in which the latter two versions cooperate with Party A is also significantly different from the first two versions. The first two versions both have a heroic and solo fighting color, while the latter two versions are the result of collusion, interaction, and game balancing with Party A. Qianjichuang Community represents a technical cooperation example between stubborn market experience and flexible architecture.
前两个项目也就是 1.0 龙南佳苑及 2.0 临港双限房已于数年前建成,而 3.0 徐汇滨江人才公寓由于各种原因反倒是在建未完工的状态,4.0 阡集创社区于 2025 年基本建成。而后两个版本与甲方合作的方式也相较于前两个版本有明显不同,前两个版本都带有英雄主义的单打独斗色彩,而后两个版本则是与甲方合谋互动博弈权衡后的结果,而阡集创社区更是代表了顽固的市场经验与灵活的建筑学之间的技术性合作范例。

Project Requirements

After the residential development in major cities in China has entered the era of affordable rental housing, architects need to use professional methods to correct the design habits, aesthetic biases, and evaluation habits left over from the traditional real estate era.. Change X Community is a typical plot of land located in the suburban area of Shanghai, which is highly representative in terms of scale (covering an area of approximately 48000 square meters) and plot ratio (2.5) in the city. Gaomu also hopes to find a design method that belongs to the era of affordable rental housing through this design, expanding the types of rental housing buildings while also opening up ideas for the design of all types of residential buildings.

在中国大都市的住宅开发到了保障性租赁住房时代之后,基于传统房地产时代留下的设计习惯、审美偏颇和评价陋习始终需要建筑师用专业的方式对其进行修正。而阡集创社区(Change X Community)是位于上海近郊城区的一个典型地块,无论规模(占地约 4.8 万平方米)还是容积率(2.5)在上海这座城市都非常具有代表性。高目也希望通过这个设计,找到一种属于保障性租赁住房时代的设计方法,拓展租赁住宅建筑类型的同时也能为全住宅类型的设计打开思路。

Project approach

1. Square
This design is based on extreme data requirements for building types that have already failed in traditional building types (such as single gallery panels), and is a non conventional building type that has emerged after architects have deeply interpreted building codes and planning regulations.
. This cannot be considered innovation, it is just a return. The way to persuade the deeply rooted real estate thinking of the client is not through the language of architecture, but through data.
项目手段

1.Square(小方楼)
这个设计是基于极限数据的套型要求在传统建筑类型(例如单廊板式)中已经失效的情况下,加上建筑师对于建筑规范和规划条例深入的解读后,产生的一种非常规建筑类型。这不能算作创新,只是一种回归。而用以说服地产思维已经根深蒂固的甲方的方式,并不是用建筑学的语言,而是用数据。

2. Loft

This design is based on a profound reflection on Building 5 of Longnan Jiayuan, as well as multiple proportional physical discussions with the client in the design of Xuhui Binjiang Talent Apartment, resulting in a new duplex residential building. It is not easy for small-sized residential buildings to have mezzanine spaces indoors, and the 2.18-meter bedroom floor height is the key to solving the problem and is also a pioneering innovation. Exploring potential in space is different from traditional residential design, but rather utilizes the unique acceptance among the rental housing population, which allows people to have the right to poverty and compromise.
2. Loft(复式)

这个设计是基于龙南佳苑五号楼的深刻反省,以及在徐汇滨江人才公寓设计中与甲方多次进行的等比例实物研讨后,而产生的一个新跃层住宅。小面积段住宅在室内出现跃层空间实属不易,其中 2.18 米的卧室层高就是解题的要点,也是首创。在空间上挖掘潜力是不同于传统住宅设计,而是利用租赁住宅人群中特有的接受度,就是允许人们有贫穷和将就的权利。

3. Block (Group)

The horizontally elongated building site exposes the inherent drawbacks of the traditional panel layout. Cutting into four sections and dividing into four groups is the best interpretation of the base. It not only eliminates the urban scale problems caused by length, but also creates different types and spatial combination possibilities for different clusters. There are three types of buildings in the entire residential area: slab, point, and U-shaped. The four clusters achieve diversity in architecture and population through different combinations of buildings.
3. Block(组团)

横长的建筑基地,使传统板式布局的习惯反身性地暴露出这一范式固有的弊端。切成四段,分为四个组团,是对基地的最好解读。既消弭了长度带来的城市尺度困扰,也让不同组团产生了不同的类型及空间组合可能性。整个住区的建筑类型有板式、点式、U 型三种类型,四个组团通过不同的建筑组合方式实现了建筑与人群的多样化。

4. Diversity

This project has a wide range of unit sizes, ranging from 25 square meters to 100 square meters, which also corresponds to different age groups and family structures moving in. The diversity of people and families naturally corresponds to diverse spatial and activity needs. In the process of operation, some functions are also adjusted with the market and policies, such as using a small square building specifically to solve the housing problems of urban builders and managers, and facing frontline grassroots employees in this area in the form of beds. The layout of the aforementioned four clusters precisely corresponds to diverse designs for a diverse population.
4.Diversity(多样)

本项目套型面积区间宽广,从 25 平米到 100 平米都有,也对应着会有不同年龄段、不同家庭结构的人群入住。人群和家庭的多元自然会对应着多样的空间需求和活动需求,在运营过程中,一些功能也随着市场和政策进行调节,比如专门用了一栋小方楼用于解决城市建设者管理者的居住问题,以床位的形式面向此区域的一线基层员工。而前述四个组团的布局,恰好是为多元化的人群对应了多样化的设计。

Project Significance

Unlike the absence of architects in the era of real estate standardization, the interaction and repetition of market sales leadership and architectural design research are the main characteristics driving this project.
; The reverse progression from urban design to cluster design and then to architectural design has also changed the outdated planning habits of using standard units to assemble standard floors and using standard floors for layout planning. The positive interaction between these two and the property owners has created a project template that combines top-down urban design to architectural design, and bottom-up user profiling to market positioning in urban operation.

项目意义

不同于房地产标准化时代的建筑师的缺位,市场销售先导加上建筑设计研究的互动与反复是这个项目推动的主要特点;城市设计到组团设计再到建筑设计的逆向推进,也改变了用标准户型拼标准层,用标准层排规划的落后规划习惯。这两者与业主的良性互动创造了自上而下的城市设计到建筑设计的整体建筑观,与自下而上的用户画像到市场定位的城市运营观互相结合的项目范本。

Policies and regulations are one of the important source codes that affect the built environment of cities. For strict inertia source codes such as sunlight, orientation, and spacing, it is necessary to conduct post evaluation using newly built residential types to correct a series of laws and regulations that were clouded by land finance in the real estate era and establish a more scientific urban algorithm.
政策法规是影响城市建成环境的重要源代码之一,对于苛刻的日照、朝向、间距等惯性源代码,需要用建成的新住宅类型来进行后评估,以修正在地产时代被土地财政给冲昏头脑的一系列法律法规,建立更科学的城市算法。
