城市更新与公私合作的典范:本项目成功地通过创新的“Park-PFI”系统,盘活了使用了近六十年的名古屋市中心核心绿地——久屋大通公园。这种公私合营模式不仅引入了民营资本建设商业空间,确保了设施的长期稳定运营(20年固定运营期),更实现了城市核心功能区的全面复兴。设计师巧妙地将商业活力与公共休憩功能有机融合,使公园从单一的绿地空间升级为一个可持续运营、功能复合的城市客厅,为老旧城市广场的再开发提供了可借鉴的商业模式与管理范本。
基于轴线与地标的序列化空间构建:设计以名古屋电视塔这一城市象征为焦点,确立了贯穿1公里的南北“远景线”。通过精确控制24座商业建筑和水景的布局,确保了无论游客身处公园何处,都能保持与地标的视觉联系,构建出一条清晰且富有吸引力的漫步体验序列。商业设施通过人行甲板与通廊连接,创造出多层次的立体交通网络,模糊了公园与周边商业区的边界,使“行、游、购”体验无缝衔接,极大提升了空间的易达性和场所精神的凝聚力。
文脉适应性与生态优先的精细设计:设计展现了对场地复杂城市文脉的高度敏感性。公园横跨了从繁华的荣町到宁静的外堀街等不同城市密度区域,通过调整广场规划和引入适应性租户,确保了公园自身能与周边环境和谐共鸣。尤为值得称赞的是对现有生态环境的尊重与修复:在专业指导下对场地内60年大树进行科学的迁移和保留,旨在恢复绿地的健康生长环境,引入充足阳光,实现了功能更新与生态健康的双重目标,彰显了当代可持续设计理念的深度实践。
The Hisaya Odori Park aims to revitalize the large urban square that has existed for many years in Sakae, Nagoya, Japan's third-largest city. In addition to redeveloping the park, which has been in use for about 60 years, the project adopted the new "Park-PFI" system and includes many commercial spaces constructed with private sector investment. Furthermore, the operating period for all facilities within the park is a fixed 20 years.
久屋大通公园旨在振兴位于日本第三大城市名古屋市中心荣町存在多年的大型城市广场。项目除了对使用了约60年的公园进行再开发外,还采用了新的“Park-PFI”系统,并囊括了许多由民企投资建设的商业空间。此外,公园内的所有设施的运营期限皆为固定的 20 年。

The park is located in front of the "Nagoya TV Tower," a city symbol of Sakae, Nagoya, originally built in 1954. The redevelopment plan covers a 1-kilometer site extending along the north-south axis to establish a "sightline." The project includes 24 commercial buildings surrounding five public squares and one water feature. The commercial sections are interconnected by pedestrian decks and corridors. The renovation design prioritized the arrangement sequence of the park's facilities when determining the building layout, thus ensuring a pleasant walking experience. Visitors can freely choose where to spend their time and can always see the iconic Nagoya TV Tower.
公园位于名古屋荣町的城市象征、原建于 1954 年的知名电视塔“名古屋电视塔”前,并对沿南北轴线延伸 1 公里的场地进行重建规划,以此建立“远景线”。项目中包含了围绕五个公共广场、一处水景的 24 座商业建筑。商业部分由人行甲板与通廊相互连接。改造设计在决定建筑布局时优先考虑了公园各设施的排列顺序,由此保证愉快的漫步体验。游客们可以自由选择消磨时间的地方,并随时可以看到象征性的名古屋电视塔。

Furthermore, as the park traverses different areas of the city—from the vibrant commercial and entertainment district of Sakae to the quiet Sotobori-dori near Nagoya Castle—it resonates with the adjacent urban context through varied city densities, diverse invited tenants, and diverse plaza planning.
此外,由于公园穿越了城市的不同区域:从充满活力的商业与娱乐之町荣、到名古屋城边静谧的外堀街(Sotobori-dori),经过了不同的城市密度、各类受邀租户、以及多样的广场规划,以此实现公园与邻近城市文脉的共鸣。

The Hisaya Odori Park aims to create a vibrant, rich, and multifaceted experience by layering diverse elements such as the "sightline," various plazas, and commercial spaces. Simultaneously, people can enjoy strolling, direct vertical connections to the subway, shopping in the underground mall, and resting in the park that extends horizontally, merging with Sakae.
久屋大通公园意在通过叠加“远景线”、各类广场、商业空间等多样元素,以构建一个充满活力、丰富性的多重体验,同时人们可以在此享受漫步、直接与地铁的垂直连接、在地下商城购物、以及于和荣町合为一体的横向延展公园休憩。

The commercial spaces are arranged along the cross-axis between the open terraces and pergolas, harmonizing with the park and its surroundings. The vitality of the shops will infuse the park, and the irregular shapes, light, shadow, and colors of the exterior walls will also create a distinctive appearance for both the park and the stores.
商业空间沿开放式露台与凉棚间的十字轴线布置,并与公园及周边环境相协调。商店的活力将渲染至公园内,外墙不规则的形态、光影、色彩也为公园及商店打造了与众不同的外表。

The large trees that have grown in the Hisaya Odori Park for 60 years have obstructed the park's light and also hindered their own growing environment. Therefore, during the reconstruction process, under the supervision of tree doctors, healthy trees were relocated, and selected trees were preserved to restore a healthy growing environment for the park's greenery, transforming the park into a sunny place.
久屋大通公园内已成长了 60 年的大树遮挡了公园的光线,同时也阻碍了树木自身的生长环境。因此在重建过程中、在树木医生的监督下,项目将健康的树木搬迁,并挑选出保留下来的树木以恢复公园绿地健康的生长环境,并将公园打造为充满阳光之处。
