Landscape architecture firm MNLA and its partners have completed four key projects within the ten-year, $27 million public realm master plan for the Hudson Square Business Improvement District, with the recent completion of the new Hudson Street marking a new phased victory. Developed in collaboration with the Hudson Square BID, the New York City Department of Transportation (DOT), and the New York City Economic Development Corporation (NYCEDC), this far-reaching plan aims to transform this former industrial area into a network of socially, economically, and environmentally sustainable spaces. Today, it is a vibrant center for New York’s creative industries, home to over 60,000 professionals working in communications, new media, and design firms.

Completed in 2022, the Hudson Street Reconstruction transformed this vital corridor into a wide boulevard, extending sidewalks by 1.52 meters (5 feet) and adding new amenities across its seven blocks. This expanded connectivity also enhanced safety for pedestrians, cyclists, and vehicles. Over 743 square meters (8,000 square feet) of planting beds are filled with street trees, shrubs, and perennials, adopting the Hudson Square Standard (HSS) for urban forestry, utilizing continuous tree pits and permeable paving materials to maximize rainwater collection for tree irrigation. New street furniture provides approximately 170 seats, along with over 186 square meters (2,000 square feet) of space for future sidewalk cafes. Realigned sidewalks, new pedestrian ramps, a protected bike lane dedicated to Hudson Street from Houston to Canal Streets, and more than 70 additional bike racks have significantly increased public enjoyment and convenience.

The Hudson Square Streetscape Standard, also completed in 2022, provided the district with an iconic, sustainable streetscape, incorporating 500 new trees integrated with the existing ones via the HSS-revitalized sidewalk tree pit system. By combining structural soils, porous infill, pervious paving materials, and unique tree guards, both greenery and the city benefit from captured rainwater, leading to increased biomass and property values.

The Spring Street Park project, completed in 2018, acts as a gateway to Hudson Square. This triangular open space, measuring 3 acres (half an acre), has been re-envisioned to accommodate a variety of activities and programmed spaces, providing a place for respite for the people who work and live in the area.

Freeman Plaza East and West, completed between 2013 and 2014 and renovated in 2018 and 2021, transformed unused areas beneath the four Holland Tunnel ramps into spacious, sunlit green spaces featuring amenities and programming such as midday yoga, musical events, Isamu Noguchi sculptures, synthetic turf for events, and solar-powered Wi-Fi charging stations.
