As an idyllic landscape and an outdoor space rich in greenery, Exchange Square is centered around inclusive and accessible design, providing the city with a brand new multifunctional facility.

The park integrates leisure zones, open-air working facilities, and retail functions, encouraging a variety of potential uses and activities at different times of the day, extending dwell time beyond traditional work hours and helping Broadgate better serve a wider range of users, from local office and shop workers to neighboring residents.

Before the design intervention, the site, developed in the 1990s, featured a central lawn area which was popular with users. However, a large curve on the western perimeter wall created a major obstruction to the square, limiting visual permeability. To the north, steps leading to Exchange House provided ample seating, but the widely used pink granite appeared monotonous and dull. In addition to material challenges, various ramps and steps, while addressing the level changes across the square, simultaneously created circulation barriers. Furthermore, the overall lack of clear wayfinding made the entrances to the square difficult to recognize.

Wellbeing, inclusivity, and permeability were key drivers throughout the design process, aiming to create a vibrant space that encourages public interaction and conversation while insulating against noise generated by commuters and Bishopsgate. Compared to its previous state, this 1.5-acre park has quadrupled its planting, increasing biodiversity by 600% with 14,000 plants and over 140 different species, with 25% of the area dedicated to accessible green space. Gardeners on-site offer consultations and engagement opportunities to the public, encouraging continuous learning while maintaining the square. Furthermore, engagement with tenants highlighted the project’s need for a less corporatized environment and more temporary uses and flexibility, encouraging diverse groups to use the space, such as hosting community Iftars during Ramadan.

The design team addressed accessibility and permeability issues through the various entrances to the park. A comprehensive analysis of pedestrian flows helped identify circulation barriers—steps, level changes, lack of visual contrast, tactile variation, and unclear wayfinding—which guided the team in developing the space across multiple tiers to create a more naturally permeable topography. Gentle slopes ensure wheelchair and pram accessibility across the entire site. At changes in ground level, clear material differentiation assists neurodiverse users, and unobstructed sightlines at boundaries provide a greater sense of security for visitors moving alone or at night.
