尊重与传承:该项目最显著的亮点在于对北京胡同文化的深度尊重与传承。在寸土寸金的城市环境中,设计师没有选择大刀阔斧的改造,而是小心翼翼地在原有建筑框架内进行“修补”和“微调”。这体现了对历史文脉的敬畏,以及对原有建筑结构、邻里关系、采光排烟等微妙平衡的深刻理解。通过拆除违建、精准还原原始建筑的形态,项目不仅符合了城市规划的要求,也保留了胡同特有的生活气息和空间尺度。这种“修旧如旧”的设计理念,是对传统建筑的现代化演绎,而非简单的推倒重建,充分体现了设计师对文化遗产的尊重和保护意识。
空间重塑与功能优化:项目的精髓在于对有限空间的极致利用和功能优化。面对狭窄、阴暗的建筑现状,设计师通过下沉地面、增设夹层、局部打开屋顶等手法,巧妙地拓展了空间,提升了采光和通风效果。在原有结构限制下,设计师创造性地设计了夹层卧室、榻榻米书房、开放式餐客厅等多种功能空间,并巧妙地利用了庭院,使室内外空间相互渗透,增加了空间的趣味性和互动性。这种精巧的设计手法,不仅满足了委托方的居住需求,也改善了居住体验,赋予了老建筑新的生命力。通过巧妙的空间布局和功能划分,实现了有限空间内的价值最大化。

The house is located in a traditional neighborhood in the southern part of Beijing. Unlike the cold areas where old buildings are demolished and renovated, the hutong culture and the bustling hustle and bustle of the city still remain vivid and lively; The house does not occupy a large area of nearly 100 square meters, but the open space along the street is less than 4 meters, and the space is deep and narrow. It is also filled and covered by self built houses, which inevitably feels dark and obscure, making it difficult to breathe.
房子位于北京南城传统街区,不同于拆旧翻新的冰冷区域,这里的胡同文化与市井烟火仍旧生动热烈;房子占地不大,近100平米,但沿街开间不足4米,空间深邃狭长,又被自建房填充覆盖,难免感觉阴暗晦涩,不得喘息。

As this update belongs to the scope of repair, it cannot make significant structural changes to the original building, only partial reinforcement and limited adjustments can be made.
房子首先拆除违建,以符合所在区域严格的整体风貌控制,并且在具体高度与平面范围上精准还原原始房产定位留底的测绘资料,由于本次更新属于修缮范畴,也不能对原有建筑进行较大的结构拆改,只能局部加固和有限调整。

The principle of space advantage and the objective dependence on lighting and smoke exhaust form a fragile and delicate balance, and any repair action needs to respect this balance.
房子所在区域小巷纵横,历史上门户之间的多次买卖与修缮也早已让房子之间亲密无间难分彼此,邻里间共用墙体、互相勾连极为普遍,见缝插针的空间利原则和对采光排烟的客观依赖形成一种脆弱而微妙的平衡,任何修缮动作都需要尊重这一平衡。

Under these limited conditions, the breakthrough point of the design gradually became clear: sinking the originally high indoor floor of the building by 0.85 meters to obtain a mezzanine sleeping space with a net height of 2 meters; Simultaneously demolish the illegal buildings that exceeded the height limit and restore the courtyard by building a self built utility room in the original courtyard location. For the steel structure house on the north side of the courtyard, the lower area of the roof can achieve a net height of 4.15 meters after sinking to the ground. A floor slab is added at 2.25 meters in this area, and a tatami study room can be accessed from above. At the same time, the original roof is partially opened, and the floor slab at 2.25 meters in this area becomes a new open-air courtyard, with green pine trees added for landscaping; The higher area of the original roof can achieve a net height of 4.45 meters after sinking to the ground. Similarly, a floor slab is added at 2.25 meters to form a connected dining and living room space on the first floor. The mezzanine barely achieves a net height of 2 meters for the south facing bedroom.
在这些限定的条件下,设计的突破口逐渐清晰:对建筑原本较高的室内地面下沉 0.85 米,以获得净高 2 米的夹层睡卧空间;同时拆除原来突破限高的违建和在原始庭院位置的自建杂物间恢复庭院。针对庭院北侧的钢结构房屋,屋顶较低区域在地面下沉后可得 4.15 米净高,此区域于 2.25 米处加楼板一层,上面可得屈身而入的榻榻米书房一间,同时将原屋面局部打开,此区域 2.25 米处楼板成为新的露天庭院,并补植青松造景;原屋顶较高区域在地面下沉后可得 4.45 米净高,同样在 2.25 米处增加楼板,在首层形成联通的餐客厅空间,夹层勉强求得净高 2 米的南向卧室。

庭院南侧的传统木构建筑则在恰当位置插入楼板增加使用空间,楼板一角斜向延申至庭院,既作容身座椅,又可兼做临时平台。

通过以上操作,最终实现了上下两处庭院,三间带卫生间卧室,一处低矮书房和连续的餐客共享空间,精准回应了委托方的需求。
