社区综合体的在地化设计与功能融合:春熙集和鼓浪馆的设计巧妙地将商业零售、餐饮、体育健身等多元功能集于一体,打破了传统功能分区,创造了一个富有人情味和烟火气的“精致生活集合空间”。设计师通过“城市空间室内化”的策略,引入内向的绿色中庭,不仅提升了空间的舒适度和亲密度,也使得建筑更贴合社区的日常需求。店铺和档口的设计具有极高的灵活性和可塑性,易于适应未来社区文化和消费业态的不断更迭,体现了当代城市公共建筑设计的敏锐性和前瞻性。
精细化的尺度控制与城市界面塑造:面对城市交叉口的场地挑战,建筑师采取了审慎的尺度控制策略,通过错落的双坡屋顶、富有节奏感的底层门式档口以及二层体量的后退,有效消解了建筑对周边街巷的压迫感。这种对体量和界面的精细化处理,使得建筑既能清晰地界定公共空间(如檐下露台),又能保持与城市肌理的和谐对话。鼓浪馆通过两层通高的透明门厅策略,策略性地隐藏了大型体育场馆的实体量感,保证了街道的通透性,同时利用垂直绿化装置强化了地标性和视觉吸引力。
低碳技术与装配式建造的深度集成:该项目作为“未来城市”探索计划的落地实践,将近零能耗标准融入设计与建造的全过程。从主体结构采用钢木组合、屋面集成光伏组件,到运用低碳装配建造技术,都体现了对可持续性的坚定承诺。通过提高围护结构性能、优化暖通系统、引入可再生能源,并严格控制非标构件,项目在实现生态价值的同时,也展示了高效、可循环的建造模式,为未来社区的绿色发展树立了可量化的技术标杆。
Chunxi Marketplace and Gulang Gymnasium by Atelier Z+
“理想之地”是一个以“活力、低碳、智慧”为核心理念,是万科 2018 年开启“未来城市”探索计划以来首个落地的未来社区理想单元。春熙集(市集)和鼓浪馆(体育中心)承担着示范先锋的角色,既是日常生活的容器,又是绿色生态的宣扬者。

The “Ideal Place” is the first realization of a future community ideal unit under Vanke's "Future City" exploration program launched in 2018, centered on the core concepts of "vitality, low-carbon, and intelligence." The Chunxi Marketplace and Gulang Gymnasium serve as pioneering demonstrators, functioning both as containers for daily life and as advocates for green ecology.

Chunxi Marketplace
Chunxi Marketplace is located at the southwest corner of the community's intersection. It integrates leisure and consumption formats such as daily shopping, dining, and coffee roasting, becoming a refined living collective space rich in "human touch" and cohesion. Within the marketplace, we adopted a strategy of internalizing urban space, moving beyond integrating streets and plazas to further introduce courtyards, transforming them into plant-filled green atriums. The modular shops and stalls resemble traditional market booths, combined with different community cultures to be endowed with distinct experiential scenarios, which can be continuously updated in the future.

To mitigate the oppressive feeling on the surrounding streets and alleys, we implemented scale control across three aspects: the roof, the street-facing facade, and the interior interface. By staggering the roof ridges, the double-pitched roofs form several continuous roof planes. On the exterior facade, the ground-floor shop units are uniformly framed by portal stalls rhythmically distributed along the surrounding streets and plazas. The second-floor volume is appropriately set back, creating a series of staggered and curved eaves terraces.

Under the main roof, we added an inwardly projecting eaves "house-within-a-house" small roof for each shop, creating an indoor street atmosphere around the atrium for the marketplace's second floor. Chunxi Marketplace fully employs low-carbon prefabricated construction technology. The main structure adopts a steel-wood composite form, the facade materials are mainly glass strip windows and UHPC dry-hanging systems, and modular steel-wood composite railings, while the roof uses aluminum-magnesium-manganese sheets stacked with photovoltaic components, with partial stainless steel pitched roof green planting grids.

Both the facade and roof outlines are controlled within an invisible grid module to reduce the number of non-standard components. The "Ideal Place" community advocates for near-zero low-carbon values, shaping a green ecological environment, promoting low-carbon construction technology, advocating the application of passive ecological techniques, and supporting the realization of future new lifestyles. Chunxi Marketplace achieves near-zero energy consumption standards through a series of innovative technical pathways, including: improving the thermal performance of the building envelope, increasing microclimate regulation functions, enhancing HVAC system efficiency, utilizing renewable energy, applying energy storage technology, and adopting recyclable materials.

Gulang Gymnasium
Gulang Gymnasium is located northeast of Chunxi Marketplace, with a recessed community sports lawn facing the east street and adjacent to the residential entrance lobby on the north side. The entire south street-facing front is a two-story, floor-to-ceiling transparent entrance hall, leading to the fitness center with a 25-meter leisure pool in the basement, the transparent display-oriented yoga and aerobics room along the west inner street on the ground floor, and the ball courts on the second floor.

The main structure of Gulang Gymnasium is a cast-in-place reinforced concrete frame structure, and the roof of the ball court adopts a steel truss structure. Except for the glass curtain walls, the enclosure walls are clad with large-format, dry-hung, fluorocarbon-sprayed aluminum sandwich panels, and the facade framework is made of refined steel. We conceal the physical volume of the ball court by setting it back from the main street through the transparent volume of the street-facing, full-height entrance hall. Steel truss frameworks supporting planter boxes are suspended outside the glass curtain wall of the entrance hall and extend northward along the east facade, forming a large-scale vertical greening device facing the street and the sports lawn, providing a strong visual cue.

Conclusion
With the delivery of the "Ideal Place" and the commissioning of its public service facilities, an open pattern of public participation will be adopted to continuously explore new paths for community culture and development, thereby enhancing community cohesion. The Chunxi Marketplace and Gulang Gymnasium will also provide spatial support for fostering the daily vitality of the community.
