The outdoor spaces provided at the ground level on Park Avenue and Madison Avenue for 270 Park Avenue are 2.5 times larger than the previous building, featuring wider sidewalks, and a large public plaza on Madison Avenue with natural greenery and other amenities designed for the residents, office workers, and visitors who frequent the neighborhood.

The ground floor lobby, serving as the main entrance to the building, features a grand staircase and a mezzanine level, equipped with ramps and elevators to ensure barrier-free access for all.

The spacious eight-story trading floor layout is cleverly situated on the upper levels of the building to promote team cohesion and enhance the functionality of trading operations. In the center of the tower, a three-story high 'Trading Hub' acts as a community nexus, featuring sixteen distinct venues, as well as spaces for town halls and other large assemblies, while the building's top floor houses dedicated facilities for executives and clients. Furthermore, the building is equipped with a state-of-the-art wellness center and a curated art program featuring works by artists such as Maya Lin, Leo Villareal, Gerhard Richter, Refik Anadol, and Norman Foster.

First Floor Plan
Foster + Partners’ design utilizes a split elevator core, allowing for greater transparency in the upper office spaces and the expansive entrance lobby. Shuttle elevators take employees and visitors directly from the lobby to the 'Trading Hub' at the building's core, which acts as a transfer level to the upper floors. The building features large-span floor plates throughout, designed to allow for future modifications based on evolving needs, ensuring flexibility for future use.

This wellness-focused design responds to Harvard research on the impact of fresh air on cognitive function, providing 40 cubic feet per minute of outdoor fresh air ventilation per person—double the minimum code requirement. Terraces offer panoramic city views and outdoor space for employees and their guests. A circadian lighting system, designed to align with the body’s natural rhythms to enhance the overall working environment, is used throughout the office floors. Triple-glazed windows improve energy efficiency and occupant comfort.
