城市激活与社区营造的核心典范：米纳瓦港学生体验中心（SEM）不仅仅是一个宿舍项目，更是城市转型中的一个关键“活力激发点”。它成功地通过近 600 间客房和一系列精心设计的共享配套设施（咖啡吧、洗衣吧、健身房、学习区等），在一个快速更迭的码头区激活了社区功能。设计通过一个面向内部绿色花园的多功能基座，清晰界定了公共活动空间，这种布局策略有效促进了国际学生之间的非正式交流与社交融合，将居住功能提升至社会互动的平台高度，体现了对现代城市居住需求深刻的社会学洞察。

可持续能源与高性能立面的创新融合：SEM 在可持续性方面树立了行业标杆，获得了 BREEAM 杰出认证，这源于其在能源生产上的突破性实践。建筑立面集成了 Solarlab 定制的光伏板，这些面板具备选择性玻璃片、智能调平和自清洁表面等高科技特性。特别是 Kromatix 涂层的使用，不仅保证了侧面光伏的高效率，还赋予建筑微妙且生动的色彩质感，实现了美学与能源性能的完美结合。这种主动式的能源策略，使建筑从被动的居住单元转变为一座高效的“能源工厂”。

立体化公共空间与多维度的建筑语汇：项目在空间组织上展现了丰富的层次感和对公共空间的贡献。建筑通过方形体量和错落的屋顶露台，实现了从四楼到九楼的立体化过渡。更精妙之处在于，屋顶被完全释放为额外的公共资产——一条连接花园、体育设施和露台的“屋顶步道”，为城市界面增添了宝贵的社交场所。建筑通过内、外环高度和材料的微妙差异，强化了层次感，最终成就了一个集城市街区、舒适居所、能源工厂及人文社区于一体的多面体建筑。

The Student Experience Minervahaven (SEM) in Amsterdam is an urban vitality catalyst in a changing docklands area. SEM aims to meet the growing demand for long-term accommodation for international students in the city. The complex features several facilities specifically designed for international students. In addition to nearly 600 rooms, it offers a variety of functional spaces: a coffee bar, a "laundry bar," a gym, lounges, study areas, meeting and business spaces, and a convenient ground-floor bicycle parking facility. All these functional spaces are located on the ground floor.

This way, SEM provides students with a safe and livable residence, as well as an informal environment that facilitates interaction among students. A semi-sunken basement parking area creates a layered structure and distinguishes the students' public activity spaces. The clever combination of raw materials with refined interior details makes residents feel comfortable and at ease. The multi-functional plinth facing the accessible green inner garden also contributes to creating a pleasant and relaxed atmosphere. The various functional spaces are clearly visible around this inner garden. Therefore, this is a place that attracts students to stay and get to know each other.

The former port activities of Minervahaven are gradually being replaced by an increasing number of international media and fashion companies. SEM activates the surrounding community with its functions and new users. In addition to sociological considerations, the building is also innovative in the field of sustainable energy. SEM is currently one of the most sustainable student complexes in Europe. Its holistic approach to sustainability has earned it the BREEAM Outstanding certification.

Floor Plan

The energy is generated by photovoltaic panels installed on the south, west, and east sides of the complex, leaving the roof free for student use. Solarlab custom-designed and manufactured these panels, which are equipped with selective glass panes, a smart leveling and resilience system, and anti-glare, self-cleaning surfaces to ensure longevity and high efficiency. The Kromatix coating reflects only specific light frequencies, achieving high efficiency on the sides while presenting a subtle and vibrant color sensation.

The architecture of SEM is square, extending from the fourth to the ninth floor via staggered roof terraces. Many rooms in the location overlook the adjacent waters of Minervahaven. The inner and outer rings of the building differ in height by one floor and are constructed with different materials. This subtle distinction further enriches the layered quality of the building mass.

Finally, the unique roof landscape plays an important role in the appearance and use of SEM. A roof path connects the gardens, sports facilities, and public and private terraces. With this roof, the complex adds extra public and social space to the city. Overall, SEM is a multifaceted building. It is a solid city block, a comfortable living environment, an energy factory, but above all, it is a place where human, social, and urban qualities merge.
