Two 36-storey residential towers have been completed on Irwell Bank Road in Singapore, featuring a vibrant pixelated façade designed by MVRDV. Building upon the efficient prefabricated modular construction established by local firm ADDP Architects, MVRDV added vitality to the exterior with its diverse façade design, highlighting the green communal spaces on the 24th floor and the rooftop. This design showcases MVRDV’s latest work, proving that efficiency and cost-effectiveness can coexist harmoniously with character and personality.

Developed by Singapore-listed property giant City Developments Limited (CDL), Irwell Hill Residences marks MVRDV's first architectural collaboration in Singapore's urban core. The development utilizes the Prefabricated Prefinished Volumetric Construction (PPVC) method designed by local firm ADDP Architects. PPVC is a construction approach where entire rooms, including finished surfaces and facades, are built in a factory and then stacked on-site for assembly, a technique widely adopted in Singapore.

It reduces on-site construction intensity, lowers the number of workers needed, and shortens the construction timeline—all valuable means to minimize disruption in a dense urban environment. Furthermore, it reduces waste and construction-related carbon emissions by minimizing transport, equipment use, and site work. Given these advantages, Singapore's Building and Construction Authority has established targeted regulations, frameworks, and certification schemes to enhance the industry's capability in productivity-boosting construction methods.

However, PPVC technology often results in monotonous building exteriors. MVRDV was thus invited to add a design highlight to the towers, lending them uniqueness and visual appeal, creating an illusion of variation within the repetitive floor plans. MVRDV’s design fully exploits the characteristics of the PPVC system to create a "pixelated" façade, where each prefabricated unit forms one pixel. By recessing or projecting units with metal frames, various types of balconies are created, adding depth and interest to the exterior. This three-dimensional effect, combined with a colour scheme of gold and dark brown, forms an abstract pattern across the entire façade inspired by the organic forms of climbing plants.

The pixelated pattern also highlights the building's communal features, underscoring Singapore’s green character. On the 24th floor, there is a sky garden spanning approximately four storeys, while the top of the towers hosts Irwell Sky, an intimate space for social gatherings. In both sections, the rigid grid of the single-unit pixels loosens, with double and triple-sized frames showcasing the trees and plants inside.

Thanks to the high-quality, low-waste construction resulting from factory production, PPVC is inherently a more sustainable construction technique, aligning with Singapore’s Green Plan 2030. However, low-waste construction is only truly sustainable when the building makes a valuable long-term contribution to its community, thus ensuring its longevity. The façade designed by MVRDV for Irwell Hill Residences achieves this, proving that pragmatic design approaches can also be playful, diverse, and vibrant.
得益于工厂生产所带来的高质量、低浪费建造方式,PPVC 本质上是一种更可持续的建造技术,并与新加坡的绿色发展蓝图 2030(Green Plan 2030)相契合。然而,低浪费建造只有当建筑对其所在社区做出有价值的长期贡献,从而具有长久生命力时,才是真正可持续的。 MVRDV 为欧威尔山居设计的立面实现了这一点,证明了务实的设计方法同样可以充满趣味、多样性和活力。
