From the architect. The new office building of B-One Berlin Hyp, located at the gateway to the western district of Berlin, represents a forward thinking and climate friendly office building concept. The building was designed by C.F. M ø ller Architects and consists of 11 floors. It serves as a landmark at the intersection of the Landwehrkanal Canal and the Corneliusbr ü cke Bridge, while also demonstrating a sense of responsibility towards the environment.

The architectural language of the building echoes the urban environment, follows the urban development plan, and improves the outline of the existing block. The facade facing Budapest Strasse Street adopts a staggered design, gradually descending from the full height of the building and connecting with the adjacent historic villa at 5 Budapest Strasse Street. This method reflects a keen perception of the urban environment, cleverly balancing the contrast between different scales while maintaining the building's presence as a corporate landmark.

The total construction area of B-One is about 19000 square meters, distributed among 13 floors, including 11 above ground floors. The building offers a flexible layout with 500 workstations for employees of the Berlin Mortgage Bank and the Baden-W ü rttemberg State Bank (LBBW). There are over 120 bicycle parking spaces and electric vehicle charging stations on the two underground levels, promoting sustainable travel. The volume strategy of the building creates planting terraces that descend layer by layer like stairs, creating visual rhythms in vertical composition while incorporating green spaces.

B-One is committed to obtaining platinum and diamond certifications from the German Sustainable Building Council (DGNB), reflecting the commitment of Berliner Bank to environmental management. Compared to its predecessor, this building has achieved over 50% reduction in energy consumption through the integration of sustainable systems. These systems include photovoltaic devices embedded in natural stone facade grids, geothermal heating systems, and concrete core temperature regulation within floor slabs. The exterior design incorporates self shading elements, reducing the absorption of solar heat while maintaining visual consistency. The combination of photovoltaic panels and limestone exterior walls integrates renewable energy generation with building refinement.

The building adopts a decentralized mixed ventilation system (including integrated heating and cooling) as part of the energy concept. In addition to central ventilation in the cafeteria, atrium, and other main spaces, each office and small space within the building is equipped with decentralized ventilation. Users can choose to use ventilation systems embedded in exterior walls or simply open windows. Compared with traditional central ventilation systems, this method not only affects people's comfort, but also achieves energy conservation. Rooftop terraces and green vegetation can retain and delay rainwater, and the collected rainwater can be recycled and gradually flowed down from the terraces. This system ensures that rainwater does not flow into the urban surface drainage system, and all rainwater is managed within the building landscape infrastructure.

The architectural concept prioritizes a flexible, activity-based work environment that supports contemporary collaborative models while providing spaces for focused individual work. The central organizational element is a multi-level city hall space with a prominent staircase equipped with integrated seating, serving as both a social gathering point and a creative workspace capable of accommodating corporate events and customer reception. Starting from the city hall, a series of double decker spaces extend upwards along the building's stepped outline, creating diverse activity areas and equipped with accessible green outdoor terraces. The interactive area promotes communication, while the efficient sound insulation design ensures the necessary acoustic comfort.

At the top of the building, there is a rooftop garden and conference facilities that offer a panoramic view of Berlin, completing the vertical sequence of shared spaces. The ground floor is equipped with areas for public use, including art exhibition and gallery spaces, reflecting the commitment of the Berlin Mortgage Bank to community participation and cultural activities. C. F. M ø ller Architecture Firm is also responsible for the interior and workplace design process, ensuring the coordination and unity of architectural concepts and workplace functions.
