设计理念的升华与创新:该项目最令人印象深刻的在于其对设计理念的深刻理解与创新运用。面对既定的项目限制——低预算、存量建筑改造,设计团队并未局限于传统的立面翻新,而是将目光投向了被忽视的“宝藏”——市政绿化公园。通过“共享平台”的策略,将分散的建筑与公园巧妙连接,构建出立体的、充满活力的社交空间。这种以公园为核心,将建筑融入环境的设计手法,打破了传统建筑的封闭性,实现了建筑与环境、人与自然的和谐共生。这种设计理念的转变,是项目成功的关键,也为同类改造项目提供了宝贵的经验。
空间设计的巧妙与实用:项目在有限的资金约束下,实现了空间利用的最大化。通过架空平台的设计,不仅连接了分散的建筑,还创造了双首层,极大地提升了商业价值。平台下方的阴影空间,为炎热的岭南地区提供了舒适的休憩场所,也为社区活动提供了灵活的场地。在空间细节的处理上,设计团队充分考虑了居民的需求,例如儿童游乐场、滑板场地、舞台等,营造出多元化的活动场所。这种以人为本的设计,使得社区中心真正成为了居民的“城市客厅”,激发了社区活力,提升了居民的归属感。这种巧妙的空间设计,是项目成功的关键。
成本效益的最大化与可持续发展:该项目在成本控制方面堪称典范。通过对立面的“轻”改造,以色彩为语言,赋予了建筑新的活力,避免了大规模的结构调整。充分利用原有的绿化资源,通过景观元素的植入,将自然融入到社区生活之中。这种“轻投入、好效果”的设计策略,在保证项目质量的同时,也实现了成本效益的最大化,为同类项目提供了可复制的经验。同时,项目注重社区的可持续发展,通过鼓励居民参与和再创造,使得社区中心具有了持续的生命力,真正实现了建筑的社会价值和经济价值的统一。

In the context of China's urbanization entering the era of stock, we have to face the problems left by rapid construction in the past: many public buildings are "built and abandoned" due to their rough and pale designs, becoming inefficient stock assets; At the same time, in emerging urban areas, the high-quality public facilities that residents crave are still lacking. How to transform abandoned public buildings into vibrant community living rooms with minimal financial resources? This is a major challenge facing today's society and also the problem that Jinwan Neighborhood Hub aims to solve through renovation. In the updated design of the project, Yijia Design takes the park as the anchor point and uses a "shared platform" to reconnect scattered buildings, creating a three-dimensional social space and activating community vitality. Under the extreme cost, transform four isolated buildings into the most active community living rooms in Zhuhai. It provides a cost-effective model for revitalizing existing assets and stimulating community vitality.
在中国城市化进入存量时代的背景下,我们不得不面对过去快速建设所遗留的问题:许多公共建筑因其粗暴、苍白的设计而“建成即废弃”,成为低效的存量资产;与此同时,在新兴城区,居民渴望的优质公共配套却依然匮乏。如何用最少的资金资源,把建成即废弃的公共建筑,转化成充满活力的社区客厅?这是当今社会面临的一大难题,也是金湾邻里汇改造想要解决的问题。在项目的更新设计中,易加设计以公园为锚点,用一道“共享平台”重新连接分散的建筑,构建立体的社交空间,激活社区生机。在极限造价下,将四栋孤建筑转变为珠海最活跃的社区客厅。为盘活存量资产、激发社区活力提供了一个高性价比的样板。

Dilemma: Community problem of scarcity and waste
As one of the fastest-growing communities in Zhuhai, Jinwan Aviation New City urgently needs a new type of community center that can meet the needs of residents.. The base is located in the core area of the Aviation New City, consisting of four isolated supporting properties surrounded by large high-density residential buildings. Due to hasty design, these buildings all have obvious design flaws, with very enclosed facades and disconnected flow lines. The original idea of the owners was to renovate the facades of these four buildings, endowing them with various formats such as office, community activities, and commercial, in order to achieve community supporting functions. However, the funding for renovation and construction is very tight, and if we follow the conventional renovation approach, we will inevitably be stretched thin and forced to stop. We must find another way. After on-site investigation, the architect found that the most important thing in creating the soul living room of the community is not to upgrade the facade, but to reshape the spirit of the entire place. And the core lies entirely in the forgotten treasure - municipal green parks.

困境:稀缺与浪费并存的社区难题
金湾航空新城作为珠海人口增长最迅速的社区之一,迫切需要一个能满足居民需求的新型社区中心。基地选择在航空新城的核心地带,是被大型高密度住宅围绕的四栋孤立的配套物业。由于设计的仓促,这几栋建筑都具有明显的设计缺陷,立面非常封闭,流线互不相连。业主原来的想法,是对这四栋建筑进行立面的改造,各自赋予办公,社区活动,商业等业态,实现社区配套功能。然而改造建设的资金非常紧张,如果按照常规的改造思路,必然是捉襟见肘,勉强为止。必须另辟蹊径。建筑师现场勘察后发现,要打造社区的灵魂客厅,其最重要的不是立面升级,是重塑整个场所的精神。而核心全在于被人们遗忘的宝藏——市政绿化公园。

Breaking through: Make the park the "heart" of the community
The base is surrounded by a semi-circular municipal green belt.. The idea of solving the problem is to use the municipal green park surrounded by four buildings as the spatial focus, and connect the bare buildings together with a stretched two-story platform. The posture and appearance of the entire architectural complex underwent a 180 degree change due to this simple yet resolute action. Each building embraces the park with open arms, and the energy focus gathers together. The platform is connected to the connecting floors through ramps and stairs, achieving a double first floor and greatly enhancing the value of the shops. And beneath the platform, there is also the shade that the hot Lingnan needs the most. The bare sidewalk has become a comfortable space under the eaves. It provides a rare shade for the hot summer and also resists the rainstorm from the seaside at any time. When a three-dimensional social space is formed, a variety of community activities also emerge. This is a lively space where children play, the elderly chat, and parents wait for their children to finish school. Large and small circular openings, some are tree pools, some are slides, creating lively light and shadow under the boards. A long slope leads people to the second floor platform, and the slightly undulating terrain is the favorite of skateboarders and cyclists. On the platform, there is another level of community life, and the fresh food market is located on the second floor. On summer nights, as the heat fades away, people can enjoy the gentle sea breeze here and also sit on the big steps to participate in lively activities on the community stage. The platform is a place where spontaneous interaction between watching and being watched occurs. Our space encourages the participation and recreation of community residents, only in this way can it become a place of belonging for the residents themselves.

破题:让公园成为社区的“心脏”
基地围绕着一个半圆形的市政绿化带。解题的思路,在于把四栋建筑物围绕的市政绿化公园作为空间焦点,以一个舒展的二层平台,将光秃秃的建筑物连成一体。整个建筑群的姿态和面貌,由于这个简单而坚定的动作,发生了 180 度的改变。每栋建筑都张开双臂拥抱公园,能量焦点聚集在一起。平台以坡道和楼梯与接到层相连,实现了双首层,大大提升商铺价值。而平台的下面,又提供了炎热的岭南最需要的阴影。光秃秃的人行道,变成了舒适的檐下空间。这里为炎热的夏天提供了难得的荫凉,也抵御了海边的随时袭来的暴雨。当立体的社交空间形成,多种多样的社区活动也随之产生。这里是儿童们玩耍,老人们聊天,家长们等着孩子放学的热闹空间。大大小小的圆形开洞,有的是树池,有的是滑梯,在板下形成活泼的光影。一条长长的坡道把人引向二层平台,略带起伏的地形是滑板和单车少年的最爱。平台上又是另一个层次的社区生活,生鲜市场就设在二层。在夏夜炎热褪去,人们在这里可以享受习习的海风,又能坐在大台阶上参与社区舞台热闹的活动。平台上下,是看和被看的即兴互动产生的场所。我们的空间鼓励社区居民的参与和再创造,唯有这样,才能让这里成为居民们自己的归属之处。

PART.03
Interface: Light investment, good effect
Due to the limit of maximum cost, the renovation of the opposite facade adopts a very restrained approach.. The design strategy that focuses on spatial locations makes it possible to carry out light renovations on the opposite side. We use color as a weapon and employ a light technique to create lively and dynamic expressions on the previously emotionless facade. Each building is themed with different colors, echoing the rich community formats here - government services, catering businesses, fresh markets, senior homes, and youth activity centers. The previously dull perforated aluminum panels have been removed and replaced with white and fresh horizontal bar facades. On the floors of the Youth Palace, the facades have been fully opened and revitalized into surrounding corridors, completely externalizing the streamlined space. The children ran up and down the spiral staircase, becoming the most interesting scenery on the facade.

界面:轻投入,好效果
由于极限造价的限制,对立面的改造采取非常克制的手法。而聚焦空间场所的设计策略,让对立面的轻改造成为可能。我们以颜色作为武器,用一种轻盈的手法,在原来毫无表情的立面上,创造出了活泼而灵动的表情。各栋建筑以不同的主题色,呼应这里丰富的社区业态 —— 政府服务,餐饮商业,生鲜市场,老年之家,少年活动中心。原来沉闷的穿孔铝板被拆除,换以洁白清新的横线条立面,在青少年宫的楼层,立面被完全打开,焕新成围绕四周的外廊,让流线空间完全外化。孩子们在盘旋而上的楼梯上下跑动,成为立面上最有趣的风景。

Natural infiltration: Empowering life with growing green spaces
The original municipal green spaces already have very dense vegetation.. We just need to insert landscape elements related to the activity inside, everything is people-oriented. Not a single tree can be missing - the trees in the original green belt have been completely preserved. The current trees and platform openings are strictly aligned, and the upward extending canopy brings green and shade to the second level platform. An open children's playground in the shade of trees, becoming a playground where children expend their energy every day. A large staircase and stage leading to the second floor platform is an excellent venue for various sizes of communities, schools, and street organizations to hold events. The fire lane surrounding the space under the board has been transformed into a marine themed landscape trail, which is the venue for lively night markets every night.

自然渗透:让生长的绿地为生活赋能
原市政绿地已经有非常茂密的植被。我们只需在里面插入和活动相关的景观元素,一切以人为本。一颗也不能少 —— 原来绿化带的树木被完全保留。现状的树木和平台的开洞严格对位,向上延展的的树冠给二层平台带来绿色和荫凉。一个在树荫里的开放式儿童游乐场,成为孩子们每天消耗精力的乐园。一个通向二层平台的大台阶和舞台,是各类大小的社区,学校,街道组织举办活动的绝佳场所。围绕板下空间的消防车道,被改造成海洋主题的景观步道,是每晚热闹的夜市举行的场所。

Effect: From "abandoned upon completion" to "booming upon opening"
Since its opening more than a year ago, Jinwan Neighborhood Hub has become the most active neighborhood center in Zhuhai, holding nearly a hundred events of various sizes.. Green infiltration provides a relaxed atmosphere for commerce. And the night market with lights surrounding the park continues to be popular. This is a real activity venue that serves residents, a city living room that belongs to residents. Jinwan Neighborhood Hub provides a model that demonstrates to society how to build a vibrant community scene with low cost and fast means. When architects only focus on form, they can only harvest form. When architects start paying attention to people, they will reap true life. Here we can see rich life scenes, where people linger, play, and have conversations with the sea breeze, shadows, and forests. Their activities here will also overlap, writing the stories of their own communities.

成效:从“建成即废弃”到“开业即火爆”
在开业 1 年多以来,金湾邻里汇已经成为珠海最活跃的邻里中心,举行了大大小小近百场的各种活动。绿化渗透为商业提供了松弛的氛围。而围绕公园的灯光夜市,更是持续火爆。这是一个真正服务于居民的活动场所,一个属于居民的城市客厅。金湾邻里汇提供了一个样板,向社会展示了如果用低廉的造价,快捷的手段,筑造出充满社活力的社区场景。当建筑师只关注形式,便只能收获形式。当建筑师开始关注人,会收获真正的生活。这里我们能看见丰富的生活场景,看见人们在这里流连,玩耍,和海风,阴影,树林产生对话。在这里他们的活动也将叠加,书写他们自己的社区的故事。
