Feilden Clegg Bradley Studios (FCB Studios) has completed the UK's lowest carbon heavy timber office building project - Paradise SE11. The project is located in the Lambeth district of London and was commissioned by Bywater Properties to set a radical precedent for future urban architecture: it is not only a sustainable office building, but also a prototype for truly achieving urban regeneration.

This six story, fully detachable heavy-duty wooden structure embodies the principles of circular economy and full lifecycle design. Paradise SE11 is designed specifically for dismantling and reuse, reducing carbon emissions by 35% compared to typical development projects, sequestering over 1800 tons of carbon dioxide (equivalent to building 24 residential buildings), and achieving the Royal Institute of British Architects (RIBA) 2030 climate goal five years ahead of schedule.

Paradise SE11 is named after the adjacent Old Paradise Gardens, reimagining the possibility of an inner city office building: low-carbon, people-oriented, and deeply rooted in the local environment. Natural light shines on the open floor, offering a panoramic view of the city's beauty and making green spaces within reach. The exposed wooden interior, spacious floor height, and the serene texture presented by the materials together create a healthier and more inspiring working environment.
天堂 SE11 得名于毗邻的奥尔德天堂花园(Old Paradise Gardens),重新构想了内城办公楼的可能性:低碳、以人为本,并深深植根于当地环境。自然光洒满开放式楼面,城市美景尽收眼底,绿色空间触手可及。裸露的木质内饰、宽敞的层高以及材料所呈现的静谧质感,共同营造出更健康、更鼓舞人心的工作环境。

The design emphasizes flexibility, with the lower level planned as maker spaces and studios, while the upper level can easily adapt to constantly changing office needs. The team attaches great importance to simplifying the design, avoiding the use of adhesives, and instead adopting mechanical fixing methods to ensure that every component from beams to exterior wall tiles can be reused in the future.

To achieve such a high level of recycling, close collaboration between architects, engineers, and consultants is required. The team redesigned each node and interface to support disassembly and developed alternative solutions to traditional materials such as mortar or leveling layers. Instead, the team adopted a dry fixing solution, rock wool insulation material, and reversible fixing components to protect the carbon value stored in the wood for decades.

Human welfare runs through all aspects of the project. The openable facade achieves natural ventilation, while the garden's proximity to the natural landscape adds a touch of tranquility to the urban landscape. The self-cleaning clay exterior walls of the building were designed in collaboration with local students, inspired by the Royal Dalton Ceramic Heritage of the area, and have a design lifespan of over a century.
