开放街区的设计策略:“开放街区”是该项目的另一大亮点。通过“一轴三组团”的规划结构,高层建筑沿主干道形成城市形象界面,而多层建筑则围合出宜人的庭院空间,实现了建筑与城市的良好互动。空中云廊的设计不仅是视觉上的焦点,更增强了空间的连通性。此外,项目通过下沉庭院、街角绿地等开放空间积极融入城市网络,使得园区与城市融为一体,打破了传统产业园的封闭性。这种设计理念体现了对城市肌理的尊重,也为园区带来了更多的开放性和活力。
模块化设计的应用:“模块生长”的设计策略是该项目的精髓所在,也是其应对未来不确定性的关键。通过采用模块化单元进行平面布局和立面设计,项目在保证空间使用效率的同时,也具备了极高的灵活性。这种设计理念使得建筑可以根据不同企业规模和市场需求进行灵活组合和调整。立面设计上,虚实相间的格网矩阵和几何线条塑造了清晰、明快的科技形象,与数字产业的特质相呼应,体现了项目的时代性和创新性。这种模块化设计不仅提升了建筑的可持续性,也赋予了建筑更强的适应性和生命力。

How can high plot ratio industrial parks create multidimensional functional value and diverse spatial experiences while efficiently utilizing land resources in the increasingly scarce urban core areas, and achieve symbiotic integration with the urban network? The Guomao Smart Network Valley Innovation Park, located in Gongshu District, Hangzhou, has made an active exploration with its high plot ratio of 3.5 and a total area of nearly 217000 square meters. The project redefines the relationship between industrial space and living environment through three core strategies: "composite community, open block, and modular growth".
在土地资源日益稀缺的城市核心区,高容积率产业园如何在高效利用土地的同时,创造出多维功能价值和多样空间体验,实现与城市网络的共生融合?位于杭州拱墅区的国贸智慧网谷创新园,以其 3.5 的高容积率和近 21.7 万㎡的总体量,进行了一次积极探索。项目通过“复合社区、开放街区、模块生长”三大核心策略,重新定义了产业空间与生活场域的关系。

1、 Composite Community: Activate 24-hour Park Vitality
The project breaks through the traditional single industrial park model and deeply integrates office, experimental research and development, enterprise display, commercial facilities, and talent apartments to form a self-sufficient micro city system. Large space office clusters meet the diverse needs of enterprises, and multiple supporting service spaces work together to create a comprehensive living environment. More importantly, this functional combination has given rise to a large number of shared communication spaces, transforming the park from a simple office space to a place where life events occur, achieving a leap from an 8-hour industrial economy to a 24-hour vibrant community.
1、复合社区:激活 24 小时园区生命力
项目突破传统单一型产业园模式,将办公、实验研发、企业展示、商业配套与人才公寓深度融合,形成一个自给自足的微型城市系统。大空间办公集群满足多元企业需求,多种配套服务空间共同构建出全方位生活场景。更重要的是,这种功能复合催生了大量共享交流空间,使园区从单纯的办公场所转变为生活事件发生地,实现了从 8 小时产业经济到 24 小时活力社区的跨越。

2、 Open Block: Building an Interface for Dialogue with the City
The plan adopts a one axis three cluster structure with high and low combinations. High rise buildings are arranged along the main road to form the urban image interface, while multi story buildings enclose courtyard spaces suitable for walking.
. The most iconic twin towers are connected by an aerial cloud corridor with a total length of 80m and a span of 23m, forming strong visual memory points. At the same time, the park permeates and extends through the central axis and multi-level open spaces such as sunken courtyards, street corner green spaces, rooftop gardens, and central squares, actively connecting to the urban network.
2、开放街区:构建与城市对话的界面
规划采取高低组合的一轴三组团架构,高层建筑沿主干道布局形成城市形象界面,多层建筑则围合出适宜步行的庭院空间。最具标志性的双子塔通过总长 80m、跨度达 23m 的空中云廊连接,形成强烈视觉记忆点。同时园区通过中央主轴和多层级开放空间——下沉庭院、街角绿地、屋顶花园、中心广场等,相互渗透延展,并积极接入城市网络。

3、 Module Growth: Elastic Design and Digital Encoding
Faced with the uncertainty of future market demand, modular units are adopted for planar layout, which can flexibly combine and adapt to different enterprise sizes while ensuring space utilization efficiency.
. The facade design also utilizes standard unit combinations, echoing the characteristics of the digital industry. With a grid matrix of virtual and real elements and sharp geometric lines, it shapes a clear, bright and fast technological image, reflecting a good sense of visual hierarchy and facade integrity.
3、模块生长:弹性设计和数字编码
面对未来市场需求的不确定性,采用模块化单元进行平面布局,既可灵活组合适应不同企业规模,又保证了空间使用效率。立面设计也运用标准单元组合,呼应数字产业特质,以虚实相间的格网矩阵和利落的几何线条,塑造出清新明快的科技形象,体现出良好的视觉层次感和立面整体性。
