工业尺度的创新与融合:项目的精髓在于将工业尺度与住宅功能巧妙融合。设计团队以大型屋顶平面作为建筑的“第五立面”,重新诠释了阿尔坎塔拉山谷的独特风貌。通过土褐色锌板、错落有致的露台、倾斜的微穿孔屏风和植被等元素的组合,创造了一个半透明的膜结构,包裹建筑。这种设计手法在视觉上弱化了建筑的体量感,与周边的环境相协调,并赋予了建筑独特的现代感。这种工业风格与住宅功能的巧妙结合,不仅提升了建筑的辨识度,也为城市更新注入了新的活力。

This project aims to promote the expansion and renovation of two old tannery buildings that have basically become ruins, with the goal of converting them into a residential building, in order to play a role in the process of renovating a well-known historical district in the center of Lisbon with serious social problems.

Before the start of the project, these old buildings had become a typical portrayal of the transition from residential areas to the area adjacent to the Alcantara Valley - where logistics and industrial buildings were still densely distributed: factories on one side and luxury homes on the other.

To preserve the architectural memory and recognize its value in the context of the site, the project plan aims to restore important parts of the building. The expansion project aims to transform it into a new residential building with 4 floors (+attic) and 2 underground garages. Among them, the "small palace" side has been carefully renovated, while the old factory side has undergone a new construction, retaining and restoring only the outer structural walls that still stand firm.
为保留建筑记忆、认可其在场地背景中的价值,项目规划对建筑的重要部分进行修复。扩建工程旨在将其改建为一栋拥有 4 层楼(+阁楼)和 2 层地下车库的新型住宅楼。其中,“小宫殿”一侧进行了精心修缮,而旧工厂一侧则进行了全新建设,仅保留并修复了仍屹立不倒的外围结构墙体。

The industrial scale reconstruction is reflected in the use of a large roof plan as the "fifth facade" of the building, reinterpreting the unique style of the Alcantara Valley. The architectural volume, open space, tile slopes, sparse trees, and the train station itself are interwoven in this area, forming a unique morphological feature. The roof elements that make up this effect are diverse: earthy brown zinc sheet cladding, staggered terrace openings, tilted micro perforated screens (weakening the presence of the roof), and terrace vegetation partially covered with medium-sized shrubs. All these elements together form a semi transparent membrane structure that wraps around most of the building.

This intervention measure promotes the dialectical relationship between the past and present. This intention is reflected in the revitalization of Lisbon, an important core neighborhood that has long been forgotten and avoided, which has fallen into meaningless decline. The purpose is first and foremost to join hands with this revitalization trend that has finally welcomed a series of initiatives in the public sector (but mainly from the private sector).

Accurate understanding of the target audience and current market demand has enabled the successful launch of sales for 31 apartments. Therefore, the durability parameters, comfort, and environmental sustainability of the construction solution were fully considered in the spatial design, and corresponding energy certifications were obtained at the end of the project.
对目标群体和当前市场对应需求的准确把握,使得 31 套公寓的销售得以成功启动。因此,在空间设计时充分考虑了建设解决方案的耐久性参数、舒适度和环境可持续性,并在工程结束时获得了相应的能源认证。

Given that this intervention measure essentially aims to protect the unique features of the building itself from a heritage perspective, particularly the long west facade of the old factory and adjacent luxury homes, it can be considered that the project has contributed to the historical repositioning of the building complex within the Alcantara Industrial Zone. The building is located in a neighborhood that is currently undergoing revitalization, which adds a special responsibility to the project challenges.

In the past few decades, the Lisbon municipal government has identified the eastern side of the Alcantara Valley as a priority area for political management in the restoration of its urban core structure. This situation is particularly concerning as it urgently requires profound measures to improve the historically poor social conditions in the region. This change has already occurred, but for local residents and the entire city, the road to change is exceptionally difficult and too slow. Especially for this project, although it is a private initiative, it can still play a regenerative and cohesive role within its scale.

The building covers an area of approximately 4000 square meters and has identified the middle class as the target audience from the beginning, mainly targeting young families or single parent families. Therefore, T1 and T2 units have become the most popular housing types. Through this approach, the project is able to successfully launch products in the real estate market, which is expected to have a significant impact on neighborhood life.
该建筑占地面积约 4000 平方米,从一开始就将中产阶级确定为目标受众,主要面向年轻家庭或单亲家庭,因此 T1 和 T2 户型成为最受欢迎的房型。通过这种方式,该项目得以在房地产市场上成功推出产品,预计将对街区生活产生重要影响。
