Newton Park Historical Residential Low Carbon Renovation/ROAR

From the architect. ROAR Architects has completed a sustainable and natural materials led expansion project for a historic Victorian era property in Chislehurst, southeast London. According to the needs of homeowner Kelly Johnson and his family, this oak expansion adds 30 square meters to the property at a cost of £ 450000. Newton Park Square is a Grade II protected building located in the Chiselhurst Conservation Area, designed by Victorian era architect Ernest Newton, featuring its rustic revival style, asymmetrical layout, and irregular window openings. ROAR did not imitate the traditional Victorian architectural style as it did during the 2007 renovation, but intentionally designed this completely different new wooden frame expansion - a modern addition that complements the contemporary garden and greatly expands the interior space of the residence.

Kelly found ROAR because she saw their work through the program 'Don't Move, Transform!' and felt that they have the experience and skills to design modern, sustainable, and aesthetically pleasing buildings. At first, what she wanted was the common brick expansion with Crittall windows, but ROAR wanted to do something bolder and more environmentally friendly, so he convinced her to choose wood as the building material. Oak was selected due to its low implied carbon emissions and durability, and the use of wood fiber insulation materials was also specified. ROAR collaborated with professional carpenter Tim Godin to create the framework in a studio in Devonshire, which was then disassembled and transported to the London site for reassembly.

Interior design is completely different from the open layout commonly seen in London residential expansions. Homeowner Kelly Johnson requested two separate spaces at the rear, one for the kitchen and dining room, and the other for the living room. The new dining area is an independent "small corner" outside the kitchen, surrounded by skylights and observation windows above. The red pendant light serves as an embellishment, and the exposed oak beams, ceiling, and window openings emit a warm and rich texture. The homeowner's wine collection is now neatly stored in a spiral wine cellar made of artificial limestone concrete, with a depth of 3 meters. The brand new living room area is equipped with folding windows that are 4 meters wide and have integrated window seats. The exposed wooden beams extend to the oak pergola, and the planting troughs on the pergola not only provide privacy and sun protection for the living room, but also create a green outdoor dining space over time. In summer, folding doors can be fully opened to maximize connectivity between indoors and outdoors.

In terms of sustainability, ROAR places great emphasis on coordinating all projects with gardens and high-quality design. They installed solar panels on the roof of the main house and concealed them to reduce energy expenses. The top of the expansion section features a wildflower green roof, which not only enhances biodiversity but also makes the expansion appear softer, creating a stunning experience and view from the master bedroom, as if owning a wild grassland of its own.

The garden designed by Lily Gom is directly integrated with the architectural style of the house, defining the planting area and framing the view of the expanded section. A series of customized large-sized paving stones align with the doorway, guiding your gaze to the garden and leading you to two spaces - one is an area with a pond and adjacent bench seats, where you can sit down and enjoy the wild animals attracted by the pond; The other is a more spacious area with comfortable chairs and unique trees planted. These two spaces are further defined by the edge details of the clay paving stones, and self bonding gravel paving is used to contrast with the large area of clay paving stones near the house.
