Safdie事务所设计的大型公寓建筑对亲民价格的居住房屋的未来迈出了前所未有的激进的一步,这个巨大的公寓建筑面积达480万平方英尺,有2500个公寓单元。项目位于中国距离北京200公里的东部城市——青岛市的渤海海岸线上,每个公寓单元都有美丽的视野。整个项目以“黄金梦想海湾”命名,同时还包括60,000平方英尺的商业零售空间,这些空间很快会塞满各种便利设施。这为我们21世纪面临的问题提供了一些新的有趣的解决方法。

作为蒙特利安“67号住区”背后著名的建筑师moshe safdie,他长期致力于打消拥有高质量但又价格亲民的居住建筑的边界。这个项目在他一贯风格上产生了更进一步的意义。跟他以往的作品类似,该项目也着力探索新的方式将大量不同的家庭和居民安排在这个大型综合体中。Safdie使用他惯用的人性化设计手法,试图将每个公寓打造成满足人体需求的舒适空间。波浪状的天际线让更多的立体平台得以展现。此外,塔楼堆叠的外形让更多的自然光线照进各个公寓,同时也形成了朝向海洋的更多视野。

“在亚洲日益发展的城市中,对亲民价格的公寓质量要求使得我们把67号住区的设计原则大规模地照搬过来”,moshe safdie说道,“当今城市发展的密度要求我们重新思考建筑类型来维持居住区的概念,同时保证隐私和私人户外空间。通过打破巨大尺度,我们不是设计公寓单元,我们在设计家。金色梦想海湾提供了一种高密度住区的新模式,这种模式拥有高于一般高层综合体的便利设施,但不牺牲建筑的高效性或人性化设计”。

这个综合体包括一系列独立的15层体块,这些体块相互联系,有三分之一堆叠在其他体块上形成30层。建筑体块交错,公寓单元台阶式布置,在16层和30层形成“空中连廊”。每个单元最大限度地接近自然,绝大多数公寓都设有平台和花园。通过将建筑塔楼南北布置,以及台阶式的形体,这种方案将建造效率最大化,并保证了每个居住单元享受到平台、天光和日光浴。

但是,这只是整个项目的一期工程,仅完成了部分建造。二期会建设一条沿着东西向海岸线类似脊椎状的4层别墅区。同时,两栋点式塔楼,328英尺高,将形成该地块的东边边界。最后,在该场地东部入口会另外建设两栋328英尺高的塔楼。

safdie architects takes a radical new step toward the future of affordable housing with this massive 4.8 million sqft, 2,500 unit apartmentbuilding. located in qinhuangdao, china, 200 miles east of beijing, the structure is located on the coast of the bohai sea, allowing for incredible views from the various units. the development — titled ‘golden dream bay’ — also contains some 60,000 sqft of retail space, to be filled soon with all types of amenities. overall the tower complex offers interesting new solutions to our various 21st century problems.

moshe safdie, the famed architect behind ‘habitat 67’ in montreal, has long been at the cutting edge of creating high quality affordable housing. this marks another step forward in his long legacy. like his previous work, this project also thinks of new ways to accommodate the many different families and residents in this large tower complex. as always, safdie takes the humanistic approach, and tries to make every apartment comfortable with access to the various human comforts. the concrete design weaves in the sky to allow as many connected cube-like terraces as possible. furthermore the stacked configuration of the the towers allows for more natural light in the various apartments as well as more access to views of the ocean.

_‘the demand for quality, affordable housing in asia’s growing cities has allowed us to apply the principles that informed habitat 67 on a grand scale,’_ said moshe safdie. _‘the increased density of today’s cities requires us to rethink building types to maintain a sense of community, while ensuring privacy and private outdoor space. by breaking down the megascale, we aren’t building units; we’re building homes. golden dream bay offers a new model for high density housing, one where the level of amenities surpasses that of the typical high-rise complex, without sacrificing the structure’s efficiency or humanity.’_

the complex consists of a series of individual 15-story slab buildings that connect and stack vertically, in two tiers, rising to 30 stories. the buildings are staggered, with units arranged in a stepped pattern, which creates ‘skyways’ at the 16th and 30th levels. each unit has maximum exposure, and a majority of apartments contain terraces and gardens. by siting the tower blocks north-south, together with the stepped profile, the solution maximizes construction efficiency, and maintains the benefits of the individual dwelling with terraces, skylights, and solariums.

however, this is only the first phase of the project, with the construction is only part complete. the second stage will add a spine of 4-story low-rise villas running east-west along the beachfront. meanwhile, two point towers, at a height of 328 feet, will form the eastern edge of the site. finally, two additional 328-foot towers will be built at the eastern entrance to the site.
