项目概述与挑战:“丛林公寓住宅”项目在越南大都市的密集城市肌理中应运而生,旨在应对传统商住建筑的局限性。项目面临的挑战在于,要在仅300平方米的狭小地块上,结合退让规划要求,打造集零售、商业、居住等多功能于一体的综合体,总建筑面积超过800平方米。这要求设计师不仅要高效利用空间,还要在有限的场地内满足多种功能需求,并兼顾建筑的安全性、舒适度以及与周边环境的协调性。项目还需应对越南城市特有的杂乱和活力,在设计中融入本土文化特色,创造出独具魅力的城市景观

设计亮点与空间组织:该项目最显著的亮点在于其将“热带雨林”意象融入城市建筑。建筑立面通过错落有致的阳台设计,营造出瀑布般的视觉效果,模拟自然界的无序之美。内部空间设计亦延续了这一主题,柔和的曲线、不规则的造型、以及温暖的陶土饰面,共同营造出亲密而流动感十足的氛围。功能组织方面,项目巧妙地融合了地下室、商业空间、灵活布局的公寓以及屋顶咖啡馆和共享办公区,实现了空间利用的最大化。垂直交通核心筒的设计和服务区域的精心规划,也为商业空间的拓展和公寓的未来改造提供了便利。

可持续性与文化融合:项目的可持续性设计体现在多个方面,例如自然通风、充足采光、雨水收集再利用以及太阳能热水器的应用。设计师在选材上也非常注重本土化和可回收材料的结合,例如本地花岗岩、陶瓷、木材等与纤维板、铝材等材料的巧妙运用,体现了对环境的尊重。项目还深入挖掘越南文化,将阳台设计赋予了更深层的含义,不仅作为遮阳、社交的空间,也成为联系人与自然的纽带。整个设计将建筑与当地文化、自然环境以及可持续发展理念完美结合,为城市更新提供了新的思路和范例。

In the dense urban fabric of major cities in Vietnam, small-scale mixed use development projects have emerged to cope with the dominance of traditional arcade shops (typical mixed use buildings). In an ideal state, if this type of building form can be paired with a robust business model and comprehensive design scheme, it can fully tap into the potential of the site, benefiting not only homeowners and tenants but also the wider community. However, hastily launched and poorly designed projects often emerge one after another, leading to safety hazards, poor comfort, and low efficiency in commercial buildings.
在越南大城市的密集城市肌理中,为应对传统骑楼商铺(典型商住混合建筑)占主导的局面,小规模混合用途开发项目应运而生。理想状态下,这类建筑形式若能搭配稳健的商业模式和周全的设计方案,便能充分挖掘场地潜力,不仅惠及业主和租户,还能造福更广泛的社区。然而,仓促上马且设计欠佳的项目往往层出不穷,导致商业建筑存在安全隐患、舒适度差且效率低下。

The design and construction of The Jungle project stemmed from a unique vision - it was a bold response to a challenging task: to transform a compact 300 square meter, south facing plot of land on a bustling street just a ten minute drive from the city center into a space that integrates retail, commercial, and residential functions, with a total area of over 800 square meters. More complicated is that the local master plan requires a 12 meter setback distance to be reserved for future road expansion, and the southwest corner to be chamfered. The low rise residential buildings and shops in this block are interspersed, reflecting the vibrant yet somewhat chaotic appearance of Vietnamese cities.
“丛林”(The Jungle )这一项目的设计与建造源于一个与众不同的愿景——它是对一项颇具挑战性任务的大胆回应:要在距市中心仅十分钟车程的一条繁华街道上,将一处面积仅300平方米、朝南的紧凑地块,打造成集零售、商业和居住功能于一体、总面积超过800平方米的空间。更复杂的是,当地的总体规划要求为未来道路扩建预留12米的退界距离,并将西南角削成斜角。该街区低矮的住宅与商铺交错分布,映照出越南城市充满活力却又略显杂乱的面貌。

The functional planning of the building has been carefully coordinated and cleverly integrated with multiple formats: a basement with an area of 150 square meters; Retail and commercial space exceeding 300 square meters; Nine one bedroom apartments with flexible layouts ranging from 30 to 45 square meters in size; And a rooftop caf é and shared office space. The vertical transportation core tube set at the rear and the carefully planned service area fully enhance the utilization rate of available area; The column free layout design maximizes the expansion of commercial space; Some apartments can also be merged and adjusted to adapt to future changes in demand.
该建筑的功能规划经过精心统筹,巧妙融合了多种业态:一个面积为 150 平方米的地下室;超过 300 平方米的零售与商业空间;九套面积在 30 至 45 平方米之间、布局灵活的一居室公寓;以及一个屋顶咖啡馆和共享办公空间。后部设置的垂直交通核心筒与精心规划的服务区域,充分提升了可用面积的利用率;无柱式布局设计则最大限度地拓展了商业空间;部分公寓还可合并调整,以适应未来需求变化。

The core of the "Jungle" project embodies a unique design concept - to allow tropical rainforests to unexpectedly flourish in the city center. On the facade of the building, numerous balconies of different shapes and sizes cascade down like waterfalls, resembling the beauty of disorder in nature. In Vietnamese culture, balconies are not only decorative elements, but also important spaces for shading and cooling, social interaction, and extending life outside the wall. Here, these balconies transform into green little worlds - providing a place for plants to grow, becoming places for people to meet and communicate, and also allowing people to establish a peaceful connection with the city. Arched columns, curved glass panels, rustic clay tones, and countless green plants weave together a vibrant facade painting, reminiscent of the lush greenery of tropical rainforests.
“丛林”项目的核心蕴藏着一个独特的设计理念——让热带雨林在城市中心意想不到地蓬勃生长。建筑立面上,形态各异、大小不一的众多阳台如瀑布般层叠而下,仿若自然界的无序之美。在越南文化中,阳台不仅仅是装饰性元素,更是遮阳纳凉、社交互动以及延伸墙外生活的重要空间。在此,这些阳台化身为绿色小天地——为植物提供生长之地,成为人们邂逅交流的场所,也让人得以与城市建立静谧的联结。拱形立柱、弧形玻璃面板、质朴的陶土色调,以及数不胜数的绿植,共同编织出一幅生机盎然的立面画卷,令人联想到热带雨林的郁郁葱葱。

Entering the interior of the building, the natural and dynamic design language is consistently present. The commercial space and nine cozy apartments both feature soft curves, irregular shapes, and warm clay finishes, creating an intimate and fluid spatial atmosphere. Each apartment is equipped with one to two lush green balconies, blurring the boundary between the interior and nature. At the top of the building, the rooftop caf é and shared office space are located under a canopy supported by slender columns resembling tree trunks, with a semi transparent roof emitting a soft glow above. A zigzag shaped staircase leads to the rooftop garden - this rare urban haven offers a panoramic view of the city. These spaces together create a fun of exploration, making people feel as if they are shuttling through the hidden city jungle canopy, or climbing up the stairs and blending into this greenery.
步入建筑内部,自然灵动的设计语言一以贯之。商业空间与九间温馨公寓均采用了柔和的曲线、不规则的造型以及温暖的陶土饰面,营造出亲密而流畅的空间氛围。每间公寓都设有一至两个绿植葱茏的阳台,模糊了室内与自然的界限。建筑顶部,屋顶咖啡馆与共享办公空间坐落于纤细如树干的立柱支撑起的遮棚之下,上方是散发柔和光芒的半透明屋顶。一条之字形楼梯通向屋顶花园——这一难得的城市避风港可俯瞰城市全景。这些空间共同营造出一种探索的乐趣,让人仿佛穿梭于隐秘的城市丛林树冠之下,又似拾级而上,融入这片绿意之中。

Sustainable development is not a remedial measure after the fact, but a silent existence that runs through the entire building. Natural ventilation and ample sunlight pour in through spacious openings; Rainwater is directed through the vertical tree like structure inside the building, collected and stored for irrigation and firefighting purposes. Solar water heaters, low emissivity coated glass, LED lighting, and automatic irrigation systems collectively reduce the ecological footprint of buildings. The selection of building materials also has profound significance - local granite, ceramics, cement bricks, wood, textiles, and porcelain are cleverly integrated with recyclable materials such as fiberboard, aluminum, and gypsum.
可持续发展并非事后补救之举,而是贯穿整座建筑的悄然存在。自然通风与充足日照透过宽敞的开口倾泻而入;雨水经由建筑内垂直的树状结构导流,被收集储存起来,用于灌溉和消防。太阳能热水器、低辐射镀膜玻璃、LED照明以及自动灌溉系统,共同降低了建筑的生态足迹。建筑材料的选择同样别具深意——本地花岗岩、陶瓷、水泥砖、木材、纺织品和瓷器,与纤维板、铝材和石膏等可回收材料巧妙融合。

The 'Jungle' project conveys a gentle yet powerful provocative message: even in the densest urban environments, architecture can nourish life, unite communities, and reconnect cities with nature. It is like a whisper, telling that architecture still has the power to inspire, connect people's hearts, and inject vitality into the surrounding environment.
“丛林”项目传递出一种温和而有力的挑衅意味:即便在最密集的城市环境中,建筑也能滋养生命、凝聚社群,让城市与自然重新建立联结。它宛如一声低语,诉说着建筑依然拥有激发灵感、联结人心、为周边环境注入生机的力量。
