Located in the Werksviertel Mitte district near the center of Munich, the Wacker Building creates a vibrant and versatile office space. The building integrates office, cultural, entertainment, and commercial functions through a unified volume, providing a rich and diverse user experience for the city. Architectural design emphasizes transparency, strengthens the close connection between the interior and exterior, and establishes an open, active, and interactive relationship with the surrounding community. The building presents a large unified grid structure as a whole, marked by a unique curved shape, inspired by the railway tracks of the Werksviertel district. The building faces the public pedestrian area of the area.

Plan - Ground Floor

Vibrant urban space - In order to better integrate into the surrounding community, the ground floor of the building is planned with rich commercial facilities, flexible office space, and shared office areas, and is placed in a double layered high space. There is a long corridor open to the public in the center of the building. The four sided transparent and prominent entrance design enhances the accessibility of the building, closely connecting its diverse functions with the surrounding urban space, and helping it become a new destination in the city.
充满活力的城市空间 -为了更好地融入周边社区，建筑底层规划了丰富的商业设施、灵活的办公空间以及共享办公区域，并置于双层挑高的空间内，建筑中央设有一个对公众开放的长廊。四面通透且显眼的入口设计增强了建筑的可达性，使其内部多样的功能与周边城市空间紧密相连，助力其成为城市中的一个全新目的地。

Section - AA

The upper part of the building consists of four levels of office space, arranged in a zigzag pattern, with an open and flexible office environment revolving around multiple external green courtyards of different heights. Internally, three core tubes connect each office floor and extend to the building base.
建筑上部由四层办公空间组成，采用 Z 字形布局，开放灵活的办公场景围绕多个不同高度的外部绿色庭院展开。内部则通过三大核心筒连接各办公楼层，并延伸至建筑基座。

Courtyards help to bring natural light into large areas of the building's floors, maximize the microclimate characteristics of the entire building, and actively contribute to significantly reducing the heat island effect. The overall building grid is composed of prefabricated components, both internally and externally, which not only reduces construction time and costs, but also adds passive shading to large window sections through a relief like facade structure. Sustainable materials such as recycled concrete and aluminum have been applied in construction.
