From the architect. T3 Bayside is a groundbreaking wooden office building located in Bayside, an emerging mixed use community in Toronto, situated on the shores of Lake Ontario. The building stands at a height of 42 meters and is the tallest wooden office building in North America.

T3 Bayside occupies an important position in the surrounding area, and its design aims to enhance the existing master plan, transforming the former industrial coastline into a vibrant urban destination. The building is arranged around a public square, attracting visitors to enter the site and connecting it with adjacent parks and waterfront trails. The retail and coffee units on the street level will create an event center, making the square a natural gathering place and social space shared by visitors, staff, and residents.

This design focuses on tenant welfare and aims to obtain WELL certification, providing world-class office space to meet modern work methods and attract the best tenants. The internal wood is fully exposed, highlighting the building structure while providing a warm and natural aesthetic, and helping to create a healthy indoor environment.

The application of wooden structures minimizes the impact of the project on the environment during the construction process, with an estimated reduction of 40-50% in implicit carbon emissions compared to traditional office buildings. The mechanical joints between wooden components mean that once T3 Bayside reaches the end of its service life, it can be easily dismantled, minimizing waste, extending material lifespan, and promoting a circular economy.

One of the most distinctive features of this building is the stepped internal spatial sequence that forms a continuous loop around the outer edge of the building. The first three "steps" are open to the public as an extension of the square, creating a city living room and easing the transition from public space to private space. In addition to providing a space to meet friends or pass the time, these flexible double decker spaces will also host flash mob events such as exhibitions, movies, and performances. The staircase is clearly displayed on the outside through the layout of fins and facade details, outlining the internal space. The relationship between the interior and exterior makes the building easy to understand, visually connecting the square to the interior project and encouraging visitors to enter the building.

The upper "staircase" belongs to the office space, serving as a double layered space connecting two floors of office buildings. A key element of design is to provide tenants with flexibility and personalized space options. The open and flexible floor slabs of the building can meet the needs of different types of tenants, from small startups that only need to occupy a small area to large mature enterprises that may want to occupy the entire floor or multiple floors. These design elements enable buildings to adapt to the constantly changing needs of business growth or work practices over time.
上层的“阶梯”属于办公空间,作为连接两层办公楼的双层空间。设计的一个关键要素是为租户提供灵活性和个性化空间的选择。建筑开放且灵活的楼板能满足不同类型租户的需求,从小型初创公司仅需占用小面积,到大型成熟企业可能希望占据整层或多层。这些设计元素使建筑能够适应企业成长或工作实践随时间演变而不断变化的需求。
