From the architect. HUB26 is the first large-scale sustainable commercial development project in Thessaloniki, located in the rapidly developing western urban area of the city. It is a modern office complex. The project covers an area of 31000 square meters and aims to promote the transformation of the region by providing dynamic office space that can adapt to constantly changing professional needs. The development project is located on an L-shaped plot on 26is Oktovriou Street, facing Fix Brewery, which is listed as a protected building. This area has a strong connection with the industrial heritage of the city. Three buildings (A, B, and C) are strategically arranged with their exposed facades facing the main street to maximize the sea view and establish a prominent commercial image on 26 is Oktovriou Street. Each building leads directly to a lush central square, seamlessly connecting the different elements of the development project. Building D is composed of a monolithic architectural volume, inspired by the simplicity and solidity of industrial architecture.

The design of HUB26 aims to complement its historical environment, inspired by three distinct features of Thessaloniki: the city is like a palimpsest (referring to a parchment roll that has been written and erased multiple times and still leaves traces, metaphorically describing the layered sense of the city over time), the memories of its industrial past, and the ethereal fading effect created by the city's mist. Drawing inspiration from the overall and sturdy architectural form of Fix Brewery, as well as the geometric structure of silos, the first floor of HUB26 has been carved into a colonnade form, forming a warm and welcoming arcade to welcome visitors. The superstructure is divided into horizontal levels, reflecting the continuous evolution of the history of the city of Thessaloniki - it is like a famous rewrite, with different eras of history stacked on top of it.

The facade is made of custom designed ceramic tiles arranged in a three-dimensional pattern, using five shades of red pottery. The gradient effect of transitioning from darker tones at the bottom to lighter tones at the top creates the illusion of the building blending into the mist. The project was developed using BIM technology and underwent extensive digital analysis to optimize facade implementation. Professional research in collaboration with S. A Anselmo has created customized ceramic tiles that strike a balance between aesthetic appeal and technical precision. Visited the manufacturer's factory in Italy, conducted practical evaluations, and ensured long-term durability through meticulous color and texture improvements.

HUB26 is committed to obtaining LEED (Leadership in Energy and Environmental Design) Gold certification by integrating multiple sustainability features, such as green roofs and terraces, which not only enhance biodiversity but also improve microclimate conditions and reduce energy consumption. By using locally sourced materials and efficient energy-saving systems, the project has further reduced its impact on the environment. In addition, a landscaped outdoor area with a stepped garden provides a peaceful gathering space for people, which helps promote physical and mental health and social interaction.
