旧建筑改造的巧妙策略:Space4Youth项目最引人注目的亮点在于其对旧建筑的改造策略。面对越南社会政策的变化,建筑师没有选择全盘推翻重建,而是选择了对旧建筑进行修复、翻新和升级。这一决策体现了对现有资源的尊重,并有效控制了成本和项目周期。 通过结构加固、楼板替换和屋顶隔热等技术手段,项目成功实现了功能的升级,将旧建筑转化为一个充满活力和灵活性的多功能社区综合体。这种改造方式不仅具有经济效益,更体现了可持续设计的理念,将建筑的生命周期最大化,减少了对环境的影响,是未来城市更新的重要参考。

功能性与灵活性的完美结合:该项目的设计核心在于功能性和灵活性的高度统一。建筑师在设计之初就考虑到空间的多样性需求,使其可以快速在办公空间、展览厅、会议中心和娱乐综合体之间切换。 结构设计的巧妙之处在于对承重结构的精确计算和改造。通过扩大柱体截面、加固节点、提升梁的规格以及采用高强度混凝土楼板,项目在满足200人规模活动需求的同时,也为未来的功能调整提供了可能性。 这种灵活的配置不仅提升了空间的使用效率,也为项目的长期运营和发展提供了保障,使其能够适应不断变化的市场需求。

节能环保的细节考量:除了功能性,Space4Youth项目还注重节能环保的设计细节。屋顶桁架结构的改造体现了建筑师对保温隔热的重视。通过增加多层隔热隔音材料、采用聚氨酯屋顶系统和设置空气缓冲层,显著降低了热量传导,从而减少了空调能耗。 此外,建筑师还通过在建筑与街道之间设置缓冲带、融入绿植与水景,营造了宜人的环境。抬高室内地坪、设置景观湖等措施,既满足了消防安全要求,又提升了建筑的整体景观效果。这些细节共同体现了建筑师对可持续设计理念的深入理解和实践,使得项目在满足功能需求的同时,也实现了环境效益和经济效益的统一。

With multiple adjustments to social policies in Vietnam, warehouses and factories are no longer allowed in residential areas, and authorities are forcing the demolition or renovation of these buildings to comply with new regulations. However, a thorough renovation of the entire office or apartment building requires a huge amount of capital, far beyond the affordability of project investors. In addition, the project cycle is long and it is difficult for investors to recover their funds. After multiple rounds of negotiations and professional discussions, the architect ultimately convinced investors to adopt an old building renovation plan: implementing damage repair and renovation measures to upgrade and transform the project into a new functional space.
随着越南社会政策的多次调整,住宅区内已不再允许设立仓库和工厂,当局强制要求拆除或改造这些建筑以符合新规。然而,对整栋办公楼或公寓楼进行彻底改造需要巨额资金,远超项目投资者的承受能力。加之项目周期漫长,投资者资金回笼困难。经过多轮磋商与专业论证,建筑师最终说服投资者采用旧建筑改造方案:实施损伤修复与翻新措施,将项目升级转型为全新功能空间。

This project is positioned as a multifunctional community complex. The new structure must ensure progressiveness technology, structural stability and functional flexibility, and be able to quickly realize the scene conversion between the office space and the exhibition hall, conference center or entertainment complex.
该项目定位为多功能社区综合体。新建结构必须确保技术先进性、结构稳固性及功能灵活性,能够快速实现办公空间与展览厅、会议中心或娱乐综合体的场景转换。

The existing column and floor structures are unable to support a 200 person event. After deep structural calculations, a solution was established: expanding the column section, reinforcing the column end nodes, improving the cross-sectional specifications of the I-shaped steel crossbeam, and replacing the original floor system with multiple layers of ultra-high strength concrete.
现有柱体与楼板结构无法承载 200 人规模活动。经深度结构计算后确立解决方案:扩大柱体截面、加固柱端节点、提升I型钢横梁截面规格,并采用超高强度混凝土层多次叠浇替换原楼板系统。

The roof truss structure retains the original design, but adds multiple insulation and sound insulation layers, using a polyurethane roof system (special building material for cold storage walls) and a bottom ceiling system. The 1.2-meter-high roof structure integrates technical equipment to form an air cushion layer, which significantly reduces heat conduction to the top-level space and greatly reduces energy consumption during the operation of the air conditioning system. The wall system is integrated with the original brick wall through the foam isolation layer to enhance the overall thermal insulation performance of the building.
屋顶桁架结构保留原设计,但新增多重隔热隔音层,采用聚氨酯屋顶系统(冷库墙体专用建材)及底层吊顶系统。1.2米高的屋顶结构内整合技术设备形成气垫层,该设计显著减少热量向顶层空间传导,空调系统运行时大幅降低能耗。墙体系统通过泡沫隔离层与原砖墙整合,增强建筑整体保温性能。

Move the spatial structure back 20 meters to form a buffer zone between the building and the external street. The transition zone covered by the giant cantilevered roof system, combined with the design of green plants and water features, creates a peaceful space that harmoniously coexists with the surrounding environment. According to the requirements of the fire department, a landscape lake with both fire prevention and landscape regulation functions needs to be set up before the project. In order to prevent floods during the flood season of rainstorm, the indoor floor has been lifted.
空间结构后移 20 米,形成建筑与外部街道的缓冲带。巨型悬挑屋顶系统覆盖的过渡区,结合绿植与水景设计,营造出与周边环境和谐共生的静谧空间。根据消防部门要求,项目前需设置兼具防火与景观调节功能的景观湖。为防范暴雨涨潮期水患,室内地坪已进行抬升处理。

The logistics area (bathroom/warehouse/equipment room) is separated from the core activity space by an atrium. This renovation greatly optimized the ventilation and lighting conditions of the building, giving the entire space a youthful vitality and significantly improving the energy field compared to before. We have created a multifunctional area that can be flexibly configured, and its specific functions will be flexibly transformed according to time requirements and investor operation planning.
后勤区(卫生间/仓库/设备间)与核心活动空间通过中庭分隔。这一改造极大优化了建筑通风与采光条件,使整个空间焕发出青春活力,能量场域较原先显著提升。我们打造出可弹性配置的多功能区域,其具体功能将根据时段需求与投资者运营规划灵活转变。
