Sanders Place is located on the edge of a commercial industrial development, adjacent to residential areas. It is a shared office space transformed from a two-story brick factory in the 1970s. Through collaborative design, this building, which was originally enclosed internally and lacked connection with the street and surrounding alleys, has been transformed into a well lit and naturally ventilated space with four courtyards for interaction with passersby and neighbors.
“桑德斯广场”(Sanders Place)坐落于商业工业开发区边缘,毗邻住宅区,它是由一座 20 世纪 70 年代的两层砖砌工厂改造而成的共享办公空间。通过协同设计的方式,这座原本内部封闭、与街道及周边小巷缺乏联系的建筑,被重新打造为一个光线充足、自然通风的空间,内设四个庭院,可与路人和邻居互动。

The design team has been working together since the beginning of the project, with a shared vision with the client: to create a shared office space that feels more like home than an office, as well as an energy-efficient building. To achieve this goal, architects, landscape designers, and ecological sustainability (ESD) consultants have equally taken on design leadership roles from the beginning of the project. The project adopted the same meticulous design as the construction process during the demolition process, in order to sustainably and meaningfully reuse the demolished materials. It generates electricity through rooftop solar photovoltaic systems and minimizes energy consumption through excellent thermal performance and heat recovery ventilation systems. The ultimate result is a healthy and pleasant office space that fully utilizes natural light sources and cooling methods, and allows users to participate in the daily operation of the space.
设计团队从项目伊始便通力合作,与客户共同怀揣着一个愿景:打造一个比办公室更像家的共享办公空间,以及一座能源正效益建筑。为实现这一目标,建筑师、景观设计师和生态可持续发展(ESD)顾问从项目启动之初便平等地担任设计主导角色。该项目在拆除过程中采用了与建造过程同样精心细致的设计,以便可持续且有意义地再利用拆除的材料。它通过屋顶太阳能光伏系统发电,并通过卓越的热工性能和热回收通风系统最大限度地减少能源消耗。最终成果是一个健康宜人的办公空间,充分利用自然光源和自然冷却方式,并让使用者参与到空间的日常运营中。

The newly built courtyard is the key to creating a healthy environment, promoting social interaction among colleagues, and establishing connections with the surrounding community. There is a new garden in the central inner courtyard, which grows upwards from the hollow cut from the top plate of the first floor. The ground cover and plants in the central area are carefully selected for indoor environments without air conditioning. The external corner courtyard creates a diverse atmosphere and microclimate, including an edible kitchen garden.
新建的庭院是营造健康环境、促进同事间社交互动以及与周边社区建立联系的关键所在。中央内部庭院设有一个新花园,花园从一楼顶板切割出的空洞中向上生长。中央区域的地面覆盖物和植物是针对室内无空调环境而精心挑选的。外部角落庭院则营造出多样的氛围和微气候,其中还包括一个可食用的厨房花园。

The courtyard, as well as the new space and flow logic connecting each floor, open and closed space, are all achieved by cutting and opening the existing structure. The construction party used a large circular hole saw to excavate on the existing concrete ground of the first floor, exposing the natural ground and creating a deep planting area in the courtyard. At the same time, a large cavity was cut on the top plate of the first floor to form a double layered high courtyard space. The new skylight brings light into the depths of the building.
庭院以及连接各楼层、开放与封闭空间的新空间与动线逻辑,都是通过对现有结构进行切割开口而实现的。施工方使用大型圆孔锯在现有混凝土一楼地面上开凿,以露出自然地面,并在庭院中打造出深度种植区,同时在一楼顶板上切割出大型空洞,以形成双层挑高的庭院空间。新的天窗将光线引入建筑深处。

The builders work together to clean, stack, store, and reuse materials on site, while tightly wrapping existing walls and structures with airtight membranes. In addition, the design team also invited a carpenter to use the dismantled large pieces of Oregon pine flooring beams to jointly design and produce furniture. They start with existing materials, striving to preserve their "original" characteristics while transforming a structural material into a bench that can bring people together.
建筑商通力合作,对现场材料进行清理、堆放、储存和再利用,同时用气密膜将现有墙壁和结构严密包裹。此外,设计团队还邀请了一位木工,利用拆除的大块俄勒冈松木地板托梁,共同设计并制作家具。他们从现有材料入手,力求保留其“原样”特质,同时将一种结构材料转变为能将人们聚集在一起的长椅。
