GATE M West Coast Dream Center/MVRDV

The location of GATE M West Coast Dream Center was once the site of the largest cement plant in the Far East. At the 2010 Shanghai World Expo, cement plants and other industrial functions along the river were relocated, and the waterfront space gradually transformed from a production oriented shoreline to a living oriented shoreline, with more open to the public. Before MVRDV started the renovation design, the project site was mixed with two completely different sets of buildings: the large industrial building complex left over from the Shanghai Cement Plant, and the new but unfinished building complex added in the previous round of renovation plan.

MVRDV has completed the overall update plan for GATE M West Coast Dream Center and is also responsible for the renovation of existing buildings in the south, including the core building of the entire plot, which is the waste warehouse left over from the former cement plant, now known as the 'Dream Factory'. The North District is responsible for the renovation of commercial buildings by Dashe Architectural Design Firm, the West Bank Dome Art Center renovated by SHL Architectural Firm, and the newly designed Shanghai West Bank Grand Theatre. MVRDV fully considers all historical elements of the site in its design, minimizing carbon emissions and waste generated by demolition and new construction.

We have recognized the enormous potential of existing buildings from the very beginning. If they were completely demolished just to save time, it would mean more carbon emissions and waste, "said Jacob van Rijs, founding partner of MVRDV. The challenge we face is how to integrate these fragments from different eras into a cohesive whole. We turn unfinished new buildings into backgrounds, highlight legacy industrial giants, and utilize their unique structural features to create exciting spaces and functions

The industrial silos and factories remaining on the site have also become the focus of the dream center. These primitive and massive concrete structures have a strong sense of history and symbolism, and MVRDV has added bright orange staircases and elevators outside the silos, enhancing the building's appeal. The massive "DreamWorks" space has introduced the creative catering brand BLOOMARKET on the ground floor, which includes a casual dining collection and several high-end restaurants; People can climb up the orange staircase transformed from the former warehouse conveyor belt to reach the large column free cultural space on the middle floor, which is used daily for various events such as exhibitions, conferences, fashion shows, and stage performances. At the same time, the internal space of the large silo structure has been transformed into a climbing hall, and an orange flow space has been added to the exterior of the silo to guide people to the observation deck on the roof and the balcony on the first floor.

Among these iconic industrial heritage buildings, there are new buildings that were not completed during the renovation process several years ago. This part of the "old buildings" has been transformed into shops, restaurants, and hotels, with MVRDV giving them neutral toned facades, green roofs, and outdoor terraces. They together form a public space that fully utilizes the waterfront landscape. The landscape design is handled by James Corner Field Operations. GATE M West Coast Dream Center brings vibrant public spaces to the riverside area and has become a popular cultural and tourism destination since its opening, welcoming nearly 50000 visitors daily on weekdays. Through the huge french window like billboards in DreamWorks, people are naturally attracted by the rich indoor activities. Since its opening, GATE M West Bund Dream Center has won many awards such as the "First Shanghai Urban Renewal Excellent Practice Case", "2024 China Urban Renewal Best City Model Case", and "IDEAT Ideal Home China Future Award Best Commercial Building Award". Its successful transformation has brought us a direct answer: the iteration of urban renewal may not require the construction of too many new buildings at all.

GATE M West Coast Dream Center represents the changing trend that global cities are experiencing - the industrial heritage of the past is gradually being absorbed by expanding cities and must adapt to the new urban environment. Across the world, constantly evolving cities are rethinking how to give new uses to industrial buildings, transforming them from isolated industrial zones into more prosperous and friendly communities. MVRDV's many projects reflect this development trend: it is currently renovating refineries located in Hangzhou, China and Porto, Portugal, as well as a steel plant in the northern Netherlands. MVRDV once completed the Danish Rock Museum, transforming a cement factory into a cultural and educational park, which includes the Roskilde Music Festival Higher School, Rock Music, and Youth Culture Museum in Denmark. These projects demonstrate the creative reuse of industrial heritage and the value they bring to the urban environment and its surrounding communities.
