布局与体量:该项目最显著的特点在于其对高密度开发环境的巧妙应对。设计师通过采用无裙房的独立塔楼组群模式,并以风车状布局,营造出开放、绿色的街区环境。五栋高层研发塔楼高低错落,形成富有韵律的天际线,中央庭院的设置则为园区提供了共享空间和视觉焦点。这种布局不仅最大限度地减少了建筑密度,还通过楼宇间的景观回廊连接,增强了整体的凝聚力。此外,项目巧妙地利用了“4+1”的配置模式,四栋研发办公楼与一栋配套服务楼相互配合,丰富了园区的功能,满足了多样化的需求。

空间组织与功能:项目在空间组织上体现出高效与灵活性。地下室的三层车库、摆渡电梯直达大堂的设计,方便了人流的快速流动。中央庭院中的下沉花园与大型员工食堂的设置,不仅提供了采光通风,也创造了舒适的公共活动空间。空中公共层的设计是该项目的亮点之一,通过中高位的内缩,形成了双层挑空的中庭和空中花园,为共享交流提供了场所,也提升了高层建筑的通达性。此外,项目针对不同楼栋的功能进行了精细划分,A5楼的空中图书馆更是为园区增添了文化气息,体现了对使用者需求的深度考虑。

立面设计与细节:立面设计是该项目的另一大亮点,设计师围绕“棱镜”的设计概念,通过两种统一的幕墙肌理,强化了园区的整体形象。水平连续凸窗单元式幕墙的运用,形成了富有立体感的阴影变化效果,在外观上实现了轻盈与通透的结合。这种设计不仅美观,还为办公空间创造了富有特色的外围场景。全玻璃幕墙的处理则突出了公共空间的通透性,与整体的半透明外立面相得益彰。细节上,铝质挑檐板的运用,以及楼层布局的灵活性,都体现了设计师对建筑品质的精益求精,以及对实用性和美观性的完美平衡。

The Chuangxin Tiandi project of the 3-2 information technology industry platform in Zone B of Zhangjiang Jidian Port is a research community with integrated circuit science and technology innovation research and development as its main function. The park is located at the southeast corner of the intersection of Zuchongzhi Road and Zhangdong Road, occupying the entire block limited by urban roads except for the original 10KV power facility in the northwest corner. However, a 35KV substation has been built within the red line of the park adjacent to the southern boundary of this power facility. The park is positioned as open, shared, vibrant, and gathering, focusing on creating a vibrant park, a showcase for scientific research and culture, an innovative and inclusive workplace, a multi-dimensional and interconnected communication space, and a sustainable research and development environment. When the preliminary plan research for the plot began in 2015, the planned plot ratio was still 2.0. At that time, the plan was still based on the spatial layout logic of high and multi story mixed use of large and small R&D buildings. When the implementation plan was launched in 2019, it coincided with the regulation and capacity expansion adjustment of the entire Zhangjiang East District, and the plot ratio of the land was increased to 4.0. Therefore, the cluster of high-rise and large-scale R&D buildings naturally became the best choice for product positioning in the park. In order to create an open and green neighborhood environment in a high-intensity development environment, the overall layout is designed to minimize building density. A group of independent towers without podiums is adopted to highlight the height of the buildings. Five high-rise R&D towers with staggered heights are arranged in a windmill shape along the perimeter of the neighborhood, forming a central courtyard, and landscape corridors are set up around it to connect the five towers.
张江集电港 B 区 3-2 信息技术产业平台创芯天地项目是以集成电路科创研发为主导功能的科研社区。园区位于祖冲之路和张东路交叉口东南角,占据了除西北角原有 10KV 电力设施用地外的由城市道路限定的整个街区,唯紧邻此电力设施南边界的园区红线内已建有一处 35KV 的变电站。园区定位为开放、共享、活力、聚集,着力于创造富有活力的园区、科研文化的展窗、创新共融的工作场所、多维互联的交流空间、以及可持续的研发环境。2015 年开始地块前期方案研究时规划容积率还是 2.0,当时的方案还是基于大、小型研发楼宇高、多层混搭的空间布局逻辑。2019 年实施方案启动时恰逢整个张江东区的控规增容调整,地块容积率提高到了 4.0,高层大型研发楼宇集群也就自然成为园区产品定位的不二选择。为了在高开发强度的环境中创造开放、绿色的街区环境,在总体布局上尽量压低建筑密度,采用无裙房的独立塔楼组群模式凸显建筑的挺拔,五栋高低错落的高层研发塔楼略呈风车状沿街区周边布置,围合成一处中央庭院,并在其周边设置景观回廊将五栋塔楼联系起来。

The five towers adopt a "4+1" configuration mode, with four research and development office buildings as the main functional units of the park, and another supporting service building operated in cooperation with the local government. The A1 building on the 21st floor is located in the southwest corner of the park and is the highest point with a height limit of 100 meters; The second highest 19th floor A4 building is located in the northeast corner of the park, arranged at a corner with A1 building; The 9th floor A2 building and the 14th floor A3 building are located in the center and southeast corner of the south side of the park, respectively; The 13th floor A5 building, which serves as a supporting service building, is located in the northwest corner of the park. It not only provides public communication and scientific research incubation functions such as meetings, exhibitions, roadshows, releases, and joint offices, but also introduces cultural and commercial functions such as libraries, fitness, catering, and convenient services to make up for the lack of surrounding commercial service volume. This layout is not only simple and efficient, but also forms a three-dimensional skyline with scattered patterns.
五栋塔楼采取“4+1”的配置模式,即以四栋研发办公楼作为园区功能主体,另有一栋与地方政府合作运营的配套服务楼。其中 21 层的 A1 楼位于园区西南角,是园区百米限高的制高点;次高的 19 层 A4 楼位于园区东北角,与 A1 楼呈犄角布置;9 层的 A2 楼和 14 层的 A3 楼分别位于园区南侧居中位置和东南角;而作为配套服务楼的 13 层 A5 楼位于园区西北角,既设置会议、展示、路演、发布、联合办公等园区公共交流及科研孵化功能,也引入图书馆、健身、餐饮、便民服务等文化与商业功能,用以弥补周边商业服务体量的不足。如此布局既简洁高效,又形成错落有致的立体天际线。

The park is equipped with a three story basement mainly consisting of a garage, and shuttle elevators are provided for each of the five towers to directly reach the lobby on the first floor. There is a large staff canteen on the basement level, providing services for the office population in the park. In the middle of the central courtyard is a lower level garden with large steps, which not only creates natural lighting, ventilation, and a focal point for the staff canteen, but also accommodates an event gathering outdoor theater while facilitating access and evacuation of the canteen. The open pavilion protruding from the west side of the central corridor towards the interior of the central courtyard is the main entrance and exit of the cafeteria, with elevators and stairs leading directly to the cafeteria. The bottom floors of the five towers are all 6.9 meters high to accommodate their respective cantilevered lobbies. The research and development office has a floor height of 4.5 meters, and the floor layout adopts a flexible combination of large depth office space modes suitable for industrial needs. The standard floor area is also large to improve space efficiency. The A1 building adopts a central core tube layout, and the depth of the surrounding office space (including corridors) reaches 14 meters. The remaining four buildings adopt a biased core tube mode, with generally larger office space depths.
园区配建有车库为主的三层地下室,并为五栋塔楼分别配置摆渡电梯直达首层大堂。地下一层设有大型员工食堂,为园区办公人群提供服务。中央庭院中部是一个带大台阶的下层花园,既为员工食堂创造自然采光通风便利及景观聚焦点,又在便于食堂进出及疏散的同时兼容了一处事件聚集型的户外剧场。中央回廊西侧廊下凸向中心庭院内部的敞亭是食堂的主要出入口,内有直通食堂的电梯与楼梯。五栋塔楼底层层高都是 6.9 米,以容纳各自的挑空大堂。研发办公层高 4,5 米,楼层布局上采用适合产业需求的大进深灵活组合办公空间模式,且标准层面积较大,以提高空间效率。A1 楼采用中央核心筒布局,周围的办公空间进深(含走廊)达到 14 米。其余四栋楼都采用偏置核心筒模式,办公空间进深普遍更大。

The main entrance of the park's car dealership is located on the south side of Jidian Road and the east side of Jichuang Road, facing two interconnected corridor style entrance canopies that are recessed between A1 and A2 floors and between A3 and A4 floors, respectively, and forming a return and drop off area in front of the canopies. A landscape square is set up between the A4 and A5 buildings on the north side, crossing the municipal green belt and connecting with Zuchongzhi Road to form a pedestrian main entrance that conforms to the flow of people at Guanglan Road Station of Metro Line 2. Thus, a secondary small corridor connected to the central corridor is formed in each of these three inter building gardens, and together with the central corridor, they form the pedestrian system of the park and also define the landscape courtyard system of the park. Set up a west facing secondary entrance to the park between Building A1 and the existing 35KV substation, and build the 10KV municipal switch station of the park on the east side of the existing substation.
园区车行主入口位于南侧集电路和东侧集创路上,分别正对 A1、A2 楼之间和 A3、A4 楼之间凹入的两处两两相连的廊式共用入口雨棚,并在雨棚前形成回车落客场地。北侧正对 A4、A5 楼之间设置景观广场穿越市政绿带与祖冲之路衔接形成顺应地铁 2 号线广兰路站人流来向的人行主入口。由此在这三处楼间花园各形成一处串联在中央大回廊上的次级小回廊,并与中央回廊一起共同构成园区的人行系统,也同时定义了园区的景观庭院系统。在 A1 楼和已建 35KV 变电站之间设置园区的西向次入口,并将园区的 10KV 市政开关站配建在已建变电站东侧。

The five towers are uniformly scaled down on the eighth and ninth floors of the mid to high levels, creating a composite office space with a double layered cantilevered atrium and a sunken sky garden around it. The atrium and surrounding open spaces serve as shared spaces within each building, which can introduce a certain scale of public communication functions. The aerial public floors of A1 and A4 also serve as floors that can be reached by elevator high and low zones, improving the accessibility and convenience of aerial public facilities in high-rise buildings and providing mid to high level viewing spaces. And the two floors of A5 are set up with the most immersive aerial library. The aerial public level divides the five towers into two sections with different proportions in terms of volume, forming the overall image and characteristics of the park building. The A3, A4, and A5 buildings utilize the aerial public floor to form an upper volume facing the adjacent building's setback treatment. This not only extends the translucent aerial garden beyond the concave garden of the aerial public floor, but also creates a vertical sense of comfort in a high-density environment. On the basis of the setback of the upper volume, the A5 building also combines the staggered and protruding treatment towards the outside, responding to the spatial characteristics of the lack of corners in the northwest direction of the site.
五栋塔楼在中高位的八、九两层都统一体量內缩,成为带双层挑空中庭和周边凹入的空中花园的复合办公空间,中庭及周边附带的开放空间作为每栋楼内的共享空间,可以引入一定规模的公共交流功能。A1 和 A4 楼的空中公共层正好也作为电梯高低分区共同可以到达的楼层,提高了高层建筑空中公共设施的可达性和便利性,也提供了中高位的观景空间。而 A5 楼的这两层设置的正是最有场景体验感的空中图书馆。空中公共层在体量上正好把五栋塔楼分成比例不同的上下两段,形成园区建筑的整体形象特质。A3、A4、A5 三栋楼利用空中公共层形成上部体量面对相邻楼宇的退台处理,这样既在空中公共层的凹入花园之外延展了透天的空中花园,也在高密度的环境中创造了垂直方向的舒朗感。而 A5 楼在上部体量退台的基础上更结合了向外侧的错位出挑处理,回应了西北方向场地缺角的空间特征。

Combining the concise and upright architectural features with a rich sense of variation and sculpture, we have centered our facade design around the concept of "prism". Each building adopts two relatively uniform curtain wall texture types to enhance the overall image characteristics of the park. The main facade texture is a horizontally continuous convex window unit curtain wall with layered horizontal aluminum eaves projected as an equilateral right angled triangle, aligned vertically. The long side of the right angled triangle is a glass curtain wall unit, and the short side is a silver gray aluminum panel curtain wall unit. This creates a shadow effect that is both lightweight and three-dimensional in appearance. On the floor enclosure interface, such continuous concave convex spaces can create distinctive peripheral landscape spaces in relatively homogeneous large office floors, whether used as dedicated workstations in front of windows or as enlarged multifunctional spaces in front of narrow and wide side corridors. Another type of secondary facade texture is the flat all glass curtain wall treatment, which is used on the main entrance hall of the ground floor and the concave exterior of the aerial public layer, respectively, to highlight the transparency of the public space in the semi transparent facade tone with relief and undulations.
结合简洁挺拔中富有变化与雕塑感的建筑体量特征,我们在立面设计上围绕“棱镜”的设计概念,每栋楼都采用了相对统一的两种幕墙肌理类型来强化园区的整体形象特质。其中的主要立面肌理是带有分层水平铝质挑檐板的平面投影为不等边直角三角形的、上下对齐的水平连续凸窗单元式幕墙,其中的直角三角长边为玻璃幕墙单元,短边为银灰色铝板幕墙单元。这样在外观上形成整体轻盈中又富有立体感的阴影变化效果。而在楼层围护界面上,这样的连续凹凸空间无论是作为窗前专属工位区使用,还是作为宽窄变化的边走道窗前放大多功能空间使用,都可以在相对均质的大空间办公楼层中创造富有特色的外围场景空间。另一种次要立面肌理是平整的全玻璃幕墙处理,分别用在底层入口主门厅和凹入的空中公共层外立面,以此在富有浮雕起伏感的半透明外立面主调中凸显出公共空间的通透性。
