This helps them establish positive and optimistic relationships with society and the world. "- Youssef Tohm é. We are building two expandable residential complexes in the new Brazza neighborhood. To prevent families from relocating to distant suburbs, the project initiated by the city of Bordeaux has prompted us to construct on a large area of land at a highly controllable cost.

In order to achieve the construction cost target strictly limited by the construction technology related to the site (requiring special foundations and contaminated soil), we have deeply considered and strived to make the plan as practical as possible. We work closely with project clients to create a simple living space of 18 square meters in accordance with current regulations, which constitutes the basic living unit. In this limited few square meters of space, residents can gradually utilize all available space. Over time, a mezzanine can be constructed, which opens up to the living room and is then subdivided into different rooms until it can be expanded up to a maximum of 90 square meters in the smallest unit provided. This project is a key measure for us to curb the disorderly expansion of cities, as it understands and adapts to the development needs of families at different stages. In this unique venue, this alternative form of housing has prompted traditional real estate development to view collective housing and its design methods from different perspectives.

The project was conceived by Youssef Tohm é, the architectural coordinator of the block, within its overall planning framework and supervised by the Bordeaux city government for implementation. In 2014, we were selected by Studio Brazza, a developer group that won the land development rights on the north side of the block, and subsequently began an iterative collaboration with developer Eden Promotion to create these two buildings aimed at adapting to future changes. We work together to create spacious spaces at the lowest cost. These apartments are designed specifically for self occupied homeowners, who will build their own way of life after the house is delivered. By using a double layered high ceiling, square meters can be converted into cubic meters, which is called 'Capable Volumes'. This architectural concept aims to inject new vitality into the construction of medium and large-scale collective housing. Functional space "satisfies people's desire to live in contemporary collective buildings, a desire to stay in the city and live.

Each 'Capable Volume' is divided into two independent areas, each with its own entrance door and separated by a removable interior wall. The first area is the basic unit, which complies with current building regulations and can be immediately occupied. The second area serves as a large-scale spatial reserve that can be easily expanded and transformed into diverse residential spaces. Starting from the basic unit, each family will gradually create their own complete 'functional space'. As time goes by, the mezzanine gradually appears, extending significantly above the living room, and can then be subdivided into new rooms until it reaches a maximum area of 90 square meters in the proposed smallest unit, and can be expanded to 150 square meters in the largest unit.

To simplify the construction of future mezzanines, we have pre-set infrastructure: for each apartment, we have equipped a single technical shaft with a plug-in interface for installing wet area facilities such as bathrooms, and also installed an independent HVAC system to achieve maximum flexibility and independence between neighbors. Imagining the future of a building also means envisioning a co living system. The construction site here is clean, dry, and open to everyone for convenience. The needs of neighbors can be met through the skills of another neighbor, and this solution welcomes and adapts to changes within the family. This is an alternative form of living created in a unique location, prompting real estate development to think about collective housing and its design patterns from a new perspective.
